Job Summary

We are looking for an experienced and dynamic Estate Manager to manage the end-to-end post-possession operations of large residential/township projects.

The role will be responsible for ensuring smooth day-to-day estate operations, infrastructure and MEP maintenance, vendor management, security, housekeeping, statutory compliance and resident satisfaction.

Prior experience in managing township or large-scale residential projects is mandatory.

Key Responsibilities

- Manage overall post-possession estate operations for large residential/township projects.
- Ensure smooth functioning and maintenance of MEP and building services , including electrical, plumbing, HVAC, fire & life safety systems, DG, pumps, lifts and other critical utilities.
- Monitor preventive and corrective maintenance schedules and ensure timely closure of breakdowns and complaints.
- Manage security, housekeeping and other facility management services , ensuring discipline, service quality and adherence to defined SLAs/KPIs.
- Manage contractors, AMC partners, vendors and service providers and ensure effective service delivery.
- Monitor infrastructure, common areas, amenities, utilities and other estate facilities.
- Coordinate with internal departments, contractors, consultants and external agencies for maintenance and operational requirements.
- Handle resident/customer concerns and ensure timely resolution with a strong focus on service quality and customer satisfaction.
- Coordinate with society/RWA representatives and other stakeholders, wherever applicable.
- Prepare and monitor annual operating budgets, maintenance expenses and vendor costs, with a focus on cost optimization.
- Ensure compliance with applicable statutory, safety, fire and environmental requirements and support internal/external audits.
- Maintain proper documentation, AMC records, maintenance schedules,



vendor records, incident reports and operational MIS.
- Monitor utility consumption and identify opportunities for operational efficiency and cost reduction.
- Conduct regular site inspections to identify maintenance, safety, cleanliness and infrastructure-related issues.
- Lead and manage estate operations teams and coordinate manpower deployment as per operational requirements.

Required Skills & Competencies

- Strong knowledge of MEP systems and basic engineering concepts .
- Hands-on experience in township / large residential property / integrated residential development management .
- Good understanding of security, housekeeping and facility management operations .
- Strong vendor, contractor and manpower management skills.
- Knowledge of preventive maintenance, AMC management and breakdown management.
- Good understanding of statutory compliance, fire & life safety and operational audits.
- Excellent communication and interpersonal skills with the ability to interact effectively with residents, vendors and senior management.
- Robust problem-solving, decision-making and crisis-management abilities.
- Good team management and leadership skills.
- Proficiency in MS Office, MIS and basic reporting tools .

Qualification

- Bachelor’s Degree / Diploma in Electrical, Mechanical or Civil Engineering preferred.
- Candidates from Facility Management / Estate Management backgrounds with relevant experience may also be considered.

Experience

- Minimum 4 years of relevant experience in Estate Management / Facility Management / Property Management.
- Mandatory: Prior experience managing township or large-scale residential projects .
- Experience in managing multiple functions such as MEP, security, housekeeping, maintenance and vendors will be preferred.

Preferred Candidate Profile Candidates currently working as or having experience as:

Estate Manager | Facility Manager | Property Manager | Cluster Facility Manager | Society Manager | Assistant Facility Manager

Candidates with hands-on experience in post-possession residential/township operations will be strongly preferred.
