Design & Procurement Head (Civil) /n Location: Bangalore /n Experience: 8+ Years /n ABOUT THE ROLE /n We are looking for an experienced Design & Procurement Head (Civil) to lead our building design function and end-to-end procurement operations. This is a senior leadership role requiring a hands-on professional who can balance architectural vision with procurement discipline — overseeing BOQ preparation, project costing, vendor management, and budget governance while mentoring a cross-functional team of architects and procurement specialists. /n KEY RESPONSIBILITIES /n /n

- Lead the end-to-end building design process — from concept to execution — ensuring compliance with structural, safety, and regulatory standards.

/n

- Prepare and review Bill of Quantities (BOQ) for new and ongoing projects, ensuring accuracy and alignment with approved designs.

/n

- Drive project costing and estimation; establish cost benchmarks and track actuals vs. budgets across all sites.

/n

- Own vendor identification, empanelment, negotiation, and ongoing relationship management for civil and interior procurement.

/n

- Govern vendor payment schedules in coordination with the finance team; ensure timely approvals and reconciliation.

/n

- Manage and mentor a team of architects and procurement executives, setting clear KPIs and performance expectations.

/n

- Collaborate with project management and operations to ensure design intent is upheld through construction.

/n

- Implement procurement SOPs, approval workflows, and audit-ready documentation practices.

/n /n REQUIREMENTS /n /n

- B.Arch / B.E.

Civil





Engineering or equivalent; PG in Construction Management or Project Management is a plus.

/n

- Minimum 8 years of relevant experience in building design and/or civil procurement, with at least 3 years in a leadership role.

/n

- Demonstrable experience preparing and reviewing BOQs and project cost estimates for commercial or institutional projects.

/n

- Strong command of vendor negotiation and contract management; proven track record of cost optimisation.

/n

- Experience managing interdisciplinary teams — architects, engineers, and procurement professionals.

/n

- Proficiency with AutoCAD, MS Project, and procurement/ERP tools; working knowledge of relevant IS codes and standards.

/n

- Strong analytical mindset with attention to detail in budget tracking and financial governance.

/n /n VALUABLE TO HAVE /n Preferred, not mandatory — but will be prioritised during shortlisting: /n /n

- Prior experience designing or executing school, college, or institutional campus projects — understanding of functional zoning, safety norms, and child-friendly design principles.

- Exposure to green building standards (GRIHA / LEED) or sustainability-led design practices.

/n

- Experience with multi-location rollouts in education infrastructure, healthcare, or large-format retail sectors.
