Key Responsibilities

Landlord &

- Partner Management

- Act as the primary point of contact for existing site landlords across the portfolio.

- Build long-term, collaborative relationships to ensure continuity and favorable commercial terms.

Rental Negotiations &

- Renewals

- Lead lease renewal discussions, including rental renegotiations, escalation resets, and tenure extensions.

- Close renewal agreements within defined timelines and business targets.

Cost Optimization &

- Rental Savings

- Identify rental savings opportunities on renewal sites through market benchmarking and commercial restructuring.

- Deliver agreed rental savings targets while minimizing business disruption.

Benchmarking &

- Presentation to Top Management

- Conduct market benchmarking of rentals, commercial terms, and lease structures across regions to identify optimization opportunities and support negotiation strategies.

- Prepare and present periodic portfolio reviews, renewal status, rental savings, risk assessments, and commercial recommendations to senior leadership to facilitate strategic decision-making.

Contract &

- Documentation Management

- Coordinate execution of lease renewals, amendments, and related documentation in line with legal and compliance requirements.

- Ensure accuracy of commercial terms, timelines, and approvals.

Portfolio &

- Data Management

- Maintain updated records of lease terms,



expiry schedules, rentals, and negotiated outcomes.

- Track renewal pipeline, savings achieved, and risk sites.

Cross-Functional Coordination

- Work closely with Legal, Finance, Projects, and Operations teams to enable smooth renewals and handovers.

- Support escalation management for high-risk or critical sites.

Skills &

- Competencies

- Solid negotiation and stakeholder management skills

- Commercial acumen and understanding of real-estate leasing

- Ability to manage large portfolios and multiple negotiations in parallel

- Clear communication and conflict-resolution skills

- Strong follow-up and closure orientation

Key requirements:

- The candidate should have managed a large leased portfolio, independently led rental renewal negotiations, delivered measurable cost savings, and regularly collaborated with landlords, Legal, Finance, and senior leadership.

- Preferred backgrounds include FMCG or Telecom, especially candidates who have managed large/key accounts or held Sales Head-level responsibilities.

- Candidates with strong procurement experience may also be considered, provided they have demonstrated commercial negotiation capabilities.

- Minimum experience required is 10 years.

- This is a PAN India role, managing 12 regional reportees along with 2 corporate team members.
