JOB SUMMARY

We are looking for an experienced Advocate specializing in Construction and Real Estate matters to handle legal documentation, property-related due diligence, contracts, disputes, statutory compliance, and legal advisory for construction and real estate projects.

Key Responsibilities

- Handle legal matters related to construction, real estate, land, property, and development projects.

- Conduct legal due diligence of land and property documents, including 7/12 extracts, property cards, title documents, sale deeds, agreements, development agreements, and conveyance deeds.

- Verify property titles, ownership records, encumbrances, litigation status, and statutory approvals.

- Draft, review, negotiate, and finalize Agreements, MOUs, Sale Agreements, Development Agreements, Joint Venture Agreements, Lease/Rent Agreements, Contractor Agreements, Vendor Agreements, and other legal documents.

- Provide legal advice regarding RERA, land laws, construction contracts, property transactions, and regulatory requirements.

- Handle matters related to MahaRERA including project documentation, agreements, notices, complaints, and compliance.

- Coordinate with architects, consultants, contractors, government authorities, advocates, and other stakeholders.

- Handle legal notices, replies, disputes, arbitration, consumer matters, civil proceedings, and other litigation related to projects.

- Monitor ongoing legal cases and coordinate with external counsels where required.

- Assist management in resolving land, possession, payment, contractor, customer, and contractual disputes.

- Ensure proper execution,



registration, stamping, and maintenance of legal agreements and property documents.

- Track changes in applicable real estate, construction, municipal, land, and regulatory laws.

- Maintain proper records of all legal documents, agreements, cases, notices, and property files.

- Provide regular updates to management on pending legal matters, risks, and litigation.

Required Skills & Qualifications

- LL.B. degree from a recognized university.

- Valid Bar Council registration and ability to practice as an Advocate.

- 37 years of relevant experience in Construction / Real Estate / Property Law.

- Robust knowledge of RERA, Transfer of Property Act, Registration Act, Stamp Act, Contract Law, and Maharashtra land/property laws.

- Excellent drafting and contract-review skills.

- Strong negotiation, communication, analytical, and legal research skills.

- Experience in handling property documentation and legal due diligence.

- Ability to independently handle legal matters and coordinate with internal and external stakeholders.

- Knowledge of MahaRERA and Maharashtra-specific real estate regulations will be preferred.

Preferred Candidate Profile

- Experience with a real estate developer, construction company, infrastructure company, or law firm.

- Experience handling multiple ongoing projects and property transactions.

- Strong understanding of land acquisition, title verification, development agreements, construction contracts, and RERA compliance.

- Candidates based in Pune or willing to travel to project sites will be preferred.
