Lotus Group of Companies is a growing real estate developer engaged in the development of premium residential, commercial, and redevelopment projects in Mumbai. We are looking for a highly competent and experienced Senior Architect to lead architectural planning, design coordination, statutory approvals, and project execution.

About the Role

We are looking for an experienced Senior Architect with strong expertise in real estate project planning, statutory approvals, liaisoning and regulatory compliance.

The ideal candidate should have a thorough understanding of applicable Development Control Regulations, building regulations, planning norms and approval procedures, and should be capable of independently coordinating with relevant Government and Statutory Authorities for obtaining project-related permissions and approvals.

This role will involve working closely with the Management, Project, Legal and Engineering teams to ensure that projects are planned, designed and executed in compliance with applicable rules and regulations.

Key Responsibilities

· Lead and coordinate architectural planning and development proposals for residential and commercial real estate projects.

· Handle liaisoning and coordination with relevant Government and Statutory Authorities for project approvals and permissions.

· Coordinate with authorities such as Municipal Corporation, Town Planning, Development Authorities, Fire Department, Environment-related authorities and other applicable agencies.





· Understand and interpret applicable Development Control Regulations (DCR/DCPR), building byelaws, planning regulations and development norms.

· Review project feasibility from the perspective of FSI, permissible development, setbacks, height, parking, access, reservations, zoning and other planning parameters.

· Prepare, review and coordinate building plans, layouts, development proposals and approval drawings.

· Monitor the complete approval and sanction process, including submission, scrutiny, compliance and obtaining necessary permissions.

· Coordinate with external architects, consultants, surveyors, structural consultants, MEP consultants and other professionals.

· Ensure timely compliance with observations, queries and requirements raised by statutory authorities.

· Maintain proper records of sanctions, permissions, NOCs, approvals, drawings and correspondence.

· Advise Management on regulatory requirements, potential approval issues and project-related statutory risks.

· Coordinate with the Project and Construction teams to ensure that execution remains in accordance with sanctioned plans and applicable regulations.

· Keep abreast of changes in building regulations, development policies, government notifications and approval procedures.

· Support Management in evaluating new development opportunities from an architectural, planning and regulatory perspective.

Candidate Profile

The candidate should possess:

· Bachelor’s degree in architecture (B.Arch.)



from a recognised institution.

· Valid registration with Council of Architecture (COA).

· 10–12 years of relevant experience, preferably with a real estate developer, architectural consultancy or project development organisation.

· Strong hands-on experience in Mumbai / Maharashtra real estate development and statutory approvals.

· Valuable knowledge of DCPR / development control regulations, building permissions, planning norms and statutory approval processes.

· Proven experience in liaisoning with Government and statutory authorities.

· Ability to independently follow up and drive approvals from submission to final sanction.

· Strong understanding of real estate development feasibility and planning parameters.

· Excellent coordination, communication, negotiation and follow-up skills.

· Ability to work independently and take ownership of assigned projects.

Preferred Experience

Candidates with experience in:

· Residential and commercial real estate projects

· Redevelopment projects

· SRA / MHADA-related projects

· Municipal approvals

· Development permissions and building plan sanctions

· FSI / TDR / development potential assessment

· Commencement / occupation-related approvals

· Statutory NOCs and compliance

· Liaisoning and authority coordination

will be preferred.
