Role & responsibilities

Legal Documentation & Contract Management

Draft, review, vet, and negotiate legal documents including:
- Communication with Customer Post sales to Possession
- Development Agreements
- Sale Agreements
- Joint Development Agreements (JDA)
- Memorandum of Understanding (MOU)
- Lease & Leave and License Agreements
- Conveyance Deeds
- Power of Attorney (POA)
- Contractor and Vendor Agreements
- Ensure all legal documents comply with applicable laws and company policies.
- Internal legal Documentation.

Property Due Diligence
- Conduct title verification and legal due diligence for land and property acquisitions.
- Verify ownership records, encumbrances, approvals, and statutory documents.
- Review revenue records, property cards, 7/12 extracts, mutation entries, and land records.
- Identify legal risks and provide practical solutions before acquisition or development.

Litigation & Dispute Resolution
- Represent RERA Authorities, Government Departments, and other judicial forums.
- Handle civil, commercial, consumer, and property-related litigation.




- Draft legal notices, replies, petitions, affidavits, written statements, and legal opinions.
- Coordinate with external advocates and monitor ongoing legal cases.
- Maintain litigation records and provide periodic status reports to management.

Regulatory Compliance
- Ensure compliance with:
- RERA
- Transfer of Property Act
- Registration Act
- Maharashtra Land Revenue Code
- Municipal Rules
- Company Laws and other applicable statutes
- Liaise with government authorities for registrations, approvals, permissions, and legal

formalities.

Legal Advisory
- Provide legal advice to Management, CRM, Sales, Procurement, Projects, HR, Finance,

and other departments.
- Evaluate legal risks associated with business decisions.
- Recommend preventive legal measures and compliance strategies.

Coordination
- Coordinate with Architects, Consultants, Contractors, Government Authorities, Banks,
