Position Summary We are seeking an experienced and technically robust Sr.

Architect Business

Development to support and lead architectural feasibility, development planning, design strategy, regulatory analysis and project evaluation activities for upcoming real estate opportunities. The role requires close collaboration with the Business Development, Architect, Liaisoning, JV partners and technical teams to evaluate development potential, formulate architectural strategies and provide technical inputs for new and prospective real estate opportunities.

Key Responsbilities

1. Architectural Feasibility & Design Strategy

- Lead conceptualization and development of architectural concepts for prospective real estate opportunities.
- Conduct architectural feasibility studies and site analysis for potential developments.
- Prepare and review preliminary layouts, massing studies, development concepts and design presentations.
- Evaluate development opportunities from architectural, planning and regulatory perspectives.
- Analyse development potential and identify opportunities for design and planning optimization.
- Provide architectural recommendations to support business and investment decisions.

2. Development Potential & Planning Analysis

- Review FSI, TDR, zoning, development plans, plot potential, permissible development and planning parameters.
- Analyse different development scenarios and provide recommendations based on project objectives.
- Review area statements, development calculations and preliminary planning proposals.
- Evaluate architectural implications of different development strategies.
- Provide inputs for feasibility reports, business cases and management presentations.




- Identify potential planning constraints and opportunities at an early stage of project evaluation.

3. Municipal Planning & Regulatory Compliance

- Prepare and review building proposals in accordance with applicable municipal regulations, development plans and statutory requirements.
- Ensure feasibility studies and proposed development concepts consider applicable DCPR, UDCPR, Development Control Regulations, NBC and local authority guidelines.
- Analyse regulatory requirements applicable to prospective development opportunities.
- Coordinate with Liaisoning teams to understand approval requirements, restrictions and potential regulatory challenges.
- Provide architectural and regulatory inputs for management decision-making.

4. Policy Mapping

- Monitor existing regulations and track amendments, circulars, notifications and policy updates related to DCPR, UDCPR and real estate development.
- Analyse the impact of policy changes on ongoing and prospective development opportunities.
- Identify regulatory changes that may create opportunities or constraints for future projects.
- Prepare policy and regulatory analysis for management review.
- Maintain an updated repository of relevant planning and development regulations.

5. Business Development & Opportunity Evaluation

- Work closely with the Business Development Team to evaluate prospective land, redevelopment, JV and development opportunities.
- Provide architectural inputs during initial assessment and evaluation of potential projects.
- Participate in discussions with JV partners, consultants and external stakeholders from an architectural perspective.
- Prepare feasibility presentations, concept proposals and development studies for management review.
- Support the Business Development team in evaluating the architectural viability and development potential of prospective opportunities.
- Translate business requirements into appropriate architectural and planning strategies.

6. Technical Review & Stakeholder Management

- Review architectural drawings, layouts,



FSI calculations, zoning requirements, area statements and planning parameters.
- Coordinate with architects, consultants, JV partners, Business Development and Liaisoning teams.
- Participate in project and opportunity review meetings and provide technical guidance.
- Prepare presentations, feasibility reports, regulatory analysis and design documentation for management review.
- Guide Jr. Architects and ensure quality and accuracy of feasibility studies, drawings and development analysis.

KEY COMPETENCIES
- Strong understanding of architectural planning and real estate development.
- Strong capability in feasibility studies, development potential analysis and planning strategy.
- Strong knowledge of FSI, TDR, zoning, development plans and planning parameters.
- Strong knowledge of DCPR & UDCPR, Development Control Regulations, building codes and municipal planning.
- Ability to analyse regulatory changes and assess their impact on development opportunities.
- Strong coordination with Business Development, Liaisoning, consultants and JV partners.
- Ability to prepare management-level presentations and feasibility reports.
- Strong analytical and problem-solving abilities.
- Ability to guide junior architects and review their work.

candidate profile
- Bachelor's or Master's degree in Architecture (B.Arch / M.Arch).
- 7 12 years of relevant experience in architectural design, planning, feasibility, real estate development or related areas.
- Realty / Developer-side experience preferred.
- Experience in evaluating land/development opportunities will be an added advantage.
- Knowledge of AI Tools & Designing & Rendering.
- Strong knowledge of software such as SketchUp, Photoshop, Revit, Lumion, AutoCAD, etc.
- Strong knowledge of DCPR & UDCPR, Development Control Regulations, building codes and municipal planning processes is essential.
- Strong analytical and problem-solving abilities is must.
- Excellent presentation, communication and stakeholder management skills.
- Experience in managing or mentoring junior architects will be preferred.
- Ability to provide architectural inputs that support Business Development and strategic project evaluation.
