Job Title: BOM Executive / BOM Engineer

Job Summary

We are looking for a detail-oriented BOM Executive to manage and prepare accurate Bills of Materials for interior fit-out and turnkey retail projects. The candidate will be responsible for extracting material requirements from drawings, coordinating with design and procurement teams, and ensuring all materials are listed accurately for project execution and budgeting.

Key Responsibilities

BOM Preparation

Prepare detailed Bills of Materials based on approved architectural, MEP, and interior design drawings.

Break down quantities item-wise (woodwork, electricals, furniture, hardware, paint, glass, etc.).

Ensure correct specifications, units of measure, and material codes are used.

Coordination with Teams

Work closely with the design, estimation, and procurement teams to ensure BOM accuracy.

Liaise with the site execution team to understand material usage and variations.

Data Accuracy &

- Version Control:

Maintain up-to-date BOMs reflecting revisions and design changes.

Track version history and ensure obsolete data is not used for procurement or execution.

Quantity Take-Off (QTO):

Calculate quantities from GFC (Good for Construction)



drawings using AutoCAD or other tools.

Support cost estimation by providing exact quantities for vendor and client quotes.

Support Procurement

Share BOMs with procurement for timely ordering and supplier negotiation.

Highlight long-lead or critical materials to avoid project delays.

Documentation &

- Reporting:

Maintain an organized database of all BOMs by project/site.

Prepare reports on material consumption vs. estimated quantities

Qualifications &

- Skills:

Diploma/Bachelor's degree in Interior Design, Architecture, Civil Engineering, or a related field.

2-5 years of experience in BOM/QS roles, preferably in interior fit-out or turnkey projects.

Proficiency in MS Excel, and basic understanding of project drawings.

Knowledge of standard materials, finishes, and fittings used in retail interiors.

Robust attention to detail and good organizational skills.

knowledge of tally /Busy software or any other Inventory software for BOM purpose
