Job Summary

The Pre-Legal Executive will be responsible for conducting detailed legal due diligence of land parcels to ensure transparent and marketable title before acquisition. The role involves verification of property documents, coordination with internal teams and external advocates, and identifying legal risks associated with land transactions.

Key Roles & Responsibilities

Land Due Diligence
Conduct end-to-end legal due diligence for land acquisition projects.
Verify title flow for a minimum of 3040 years (or as per company standards).
Scrutinize sale deeds, partition deeds, settlement deeds, wills, POA, patta, chitta, EC, and other title documents.
Identify encumbrances, litigations, acquisition notifications, and statutory violations.

Legal Documentation & Verification
Prepare title search notes, due diligence reports, and legal risk summaries.
Coordinate with external legal counsels for title opinions and clarifications.
Review and validate parent documents and link documents.
Ensure compliance with local land laws, zoning regulations, and statutory requirements.

Government & Statutory Checks
Verify approvals related to DTCP/CMDA/Local Panchayat.
Check land classification, conversion (if applicable),



and master plan alignment.
Coordinate for EC, guideline value, and revenue record verification.

Internal Coordination
Work closely with Land Acquisition, CRM, Finance, and Registration teams.
Support registration process by validating documents prior to execution.
Assist senior legal team during negotiations and closure stages.

Risk Management
Highlight legal risks, red flags, and mitigation measures.
Maintain proper documentation and version control of legal records.

Required Skills & Competencies
Robust knowledge of property laws and land documentation.
Experience in real estate pre-legal due diligence.
Ability to read and interpret complex legal documents.
Positive coordination and stakeholder management skills.
Attention to detail and analytical thinking.
Proficiency in MS Excel, Word, and documentation tracking.

Educational Qualification
LLB (Mandatory)
Enrollment with Bar Council is an added advantage.

Preferred Experience
Experience in real estate developers or law firms handling property due diligence.
Familiarity with Tamil Nadu land laws is preferred.
