Maintenance Manager – Medical College & Hospital

Job Summary

We are looking for an experienced Maintenance Manager to oversee the operation, maintenance, and preventive maintenance of all engineering, utility, building, and facility systems across a medical college and hospital.

The candidate will be responsible for ensuring 24/7 availability, safety, reliability, and efficient operation of critical hospital infrastructure, including electrical, HVAC, plumbing, medical gases, fire & safety systems, DG sets, lifts, water treatment systems, and other MEP services.

Key Responsibilities1. Engineering & Facility Maintenance

- Manage day-to-day maintenance activities of the medical college, hospital, hostels, residential areas, and associated facilities.
- Ensure reliable operation of electrical, mechanical, plumbing, HVAC, and civil infrastructure.
- Supervise preventive, predictive, and breakdown maintenance.
- Ensure minimum downtime of critical hospital equipment and utilities.
- Maintain maintenance schedules, checklists, logbooks, and service records.

2. Critical Hospital Utilities

- Oversee operation and maintenance of HT/LT electrical systems, transformers, DG sets, UPS, batteries, and emergency power systems.
- Manage HVAC systems, including critical areas such as OTs, ICUs, isolation areas, laboratories, and other controlled environments.
- Ensure proper functioning and maintenance of medical gas systems, including oxygen, medical air, vacuum, and associated pipelines.
- Supervise water supply, STP/ETP, WTP, RO systems, sewage, drainage, and hot-water systems.
- Monitor lifts, pumps, compressors, boilers, chillers, AHUs, cooling towers, and other utility equipment.

3. Fire & Life Safety

- Ensure regular inspection, testing, and maintenance of fire alarm, fire hydrant, sprinkler, fire pump,



and emergency systems.
- Coordinate fire safety inspections, drills, and statutory compliance.
- Ensure emergency preparedness and prompt response to utility failures and other facility emergencies.

4. Preventive Maintenance & AMC

- Develop and implement annual preventive maintenance plans.
- Manage AMC/CMC contracts and coordinate with external service providers.
- Monitor vendor performance, service quality, response time, and SLA compliance.
- Verify maintenance reports, service records, and invoices before approval.

5. Team Management

- Lead and supervise technicians, electricians, plumbers, HVAC technicians, biomedical/utility support teams, and other maintenance personnel as applicable.
- Prepare duty rosters and ensure adequate manpower coverage, including 24/7 shifts where required.
- Train staff on safety procedures, equipment operation, and emergency response.
- Monitor team performance and productivity.

6. Compliance & Documentation

- Ensure compliance with applicable hospital, electrical, fire, environmental, safety, and statutory requirements.
- Maintain equipment asset registers and maintenance history.
- Prepare daily, weekly, and monthly maintenance reports.
- Maintain records for inspections, audits, statutory certificates, and equipment testing.
- Support hospital accreditation and quality audits such as NABH/NABL requirements where applicable.

7. Energy & Cost Management

- Monitor electricity, diesel, water, and other utility consumption.
- Identify opportunities for energy conservation and operational cost reduction.




- Implement preventive measures to reduce breakdowns and unnecessary expenditure.
- Prepare annual maintenance budgets and control maintenance costs.

8. Emergency & Breakdown Management

- Ensure immediate response to critical breakdowns affecting patient care.
- Develop contingency plans for power failure, HVAC failure, water supply interruption, medical gas issues, fire emergencies, and other utility failures.
- Coordinate with hospital departments during emergency situations to minimize disruption to patient services.

Qualifications

- Diploma/Bachelor's degree in Mechanical, Electrical, or related Engineering.
- Additional qualifications in Facility Management/Hospital Engineering will be an advantage.
- Strong knowledge of MEP, HVAC, electrical, plumbing, utilities, and building maintenance.

Experience

- 8–15 years of relevant experience, preferably with experience in a hospital, medical college, healthcare facility, hotel, large commercial building, or similar critical facility.
- Experience managing a large maintenance team and multiple contractors is preferred.
- Hospital/healthcare facility experience will be highly preferred.

Ideal Candidate

The ideal candidate should be a solid hands-on engineering and facility management professional with excellent leadership, troubleshooting, vendor-management, and communication skills, capable of maintaining uninterrupted engineering services in a 24/7 hospital environment.

Pay: ₹20,000.00 - ₹40,000.00 per month
