Job Title: Head of Finance / Chief Financial Officer (CFO)Location: ChennaiReporting To: Management TeamRole SummaryThe CFO will lead the financial strategy and operations of the real estate business, with a strong focus on project-based financial management, Statutory and regulatory compliance, funding, and cash flow optimization and day to day operational matters. The role is critical in ensuring financial discipline across land acquisition, project execution, and monetization cycles.Key Responsibilities1. Strategic Financial Leadership· Driving growth strategy across residential, commercial, and mixed-use developments· Evaluate land acquisition opportunities, joint development (JD), and joint venture (JV) structures· Lead financial structuring of projects including SPVs, equity participation, and investor returns· Support fundraising from banks, NBFCs, private equity, and alternative investment funds2. Project Finance & Cost Control· Develop detailed project feasibility models (IRR, NPV, sensitivity analysis)· Monitor project-wise budgets, cost-to-completion, and cash flow forecasts · Ensure tight control over construction costs, procurement spends, and contractor payments· Track project profitability and margin leakage across lifecycle3. Statutory and Regulatory Compliance· Ensure full compliance from statutory and regulatory perspective· Responsible for reporting and disclosures as required. · Liaise with regulatory authorities and ensure audit readiness4. Escrow & Cash Flow Management· Manage project-specific Bank accounts and fund utilization· Ensure alignment between customer collections, construction milestones,



and vendor payouts· Optimize working capital cycles across multiple projects· Maintain strict discipline on receivables and collections5. Accounting, MIS & Financial Reporting· Oversee project accounting, revenue recognition· Ensure compliance with Ind AS and applicable accounting standards· Develop robust MIS dashboards for project performance tracking · Present monthly financials and project status to leadership and Board6. Treasury & Fundraising· Lead debt raising from banks/NBFCs for construction finance and LAP· Manage relationships with lenders, rating agencies, and investors· Negotiate term sheets, covenants, and security structures· Oversee interest cost optimization and refinancing strategies7. Taxation (Real Estate Focus)· Oversee GST compliance on construction and sale of units· Manage income tax, TDS, and capital gains structures for land deals· Optimize tax efficiency across SPVs and group entities· Handle tax litigation, assessments, and advisory8. Legal & Commercial Structuring· Support structuring of JDAs, development agreements, and land acquisition deals · Work closely with legal teams on contracts, title due diligence, and risk mitigation· Evaluate commercial terms of vendor and contractor agreements9.



Business Partnering (Sales & Projects)· Align with sales team on pricing strategy, payment plans, and inventory monetization· Support CRM and collections strategy for faster cash realization· Work with project teams to ensure financial discipline in execution10. Governance, Risk & Controls· Establish solid internal controls across project and corporate finance· Identify and mitigate risks related to cost overruns, delays, and funding gaps· Ensure compliance with Companies Act, FEMA (if applicable), and lender covenants11. Team Leadership· Build and lead finance teams across offices· Drive capability in project finance, MIS, and compliance· Establish SOPs for scalable financial operationsKey Qualifications & Experience· Chartered Accountant (CA) (mandatory); MBA Finance preferred· 20+ years of experience, with exposure to real estate / infrastructure development added advantage· Strong network with banks, NBFCs, and investors in Chennai / Domestic marketKey Skills & Competencies· Deep understanding of business cycles and cash flow dynamics · Strong financial modelling and project evaluation skills· High governance and compliance orientation· Ability to manage multiple projects simultaneouslyKey Performance Indicators (KPIs)· Project IRR and profitability margins· Adherence to project budgets and timelines· Cash flow adequacy and working capital efficiency· Compliance and audit outcomes· Debt cost optimization and successful fundraising· Collection efficiency and inventory monetization· Not limiting to the above, any other Indicators relevant to the Job / as assigned by the Management.
