Role Summary:
We are looking for an experienced Head of Marketing to lead the overall marketing, brand, demand generation and market expansion strategy for our co-working, managed office and flexible workspace business. The candidate will be responsible for building the brand, generating qualified B2B leads, supporting occupancy and revenue targets, and creating strong market presence across enterprise, SME, startup and corporate segments.
Key Responsibilities
1. Marketing Strategy & Leadership
- Develop and execute the annual marketing strategy aligned with business, revenue and occupancy targets.
- Build the brand as a leading flexible workspace / managed office / co-working provider.
- Lead marketing budgets, agencies, vendors and internal marketing teams.
- Develop city-wise and centre-wise marketing plans.
2. Demand Generation & Lead Acquisition
- Drive qualified leads for private offices, managed offices, co-working, enterprise suites, meeting rooms and virtual offices.
- Own digital lead-generation campaigns across Google, LinkedIn, Meta and other relevant channels.
- Develop account-based marketing campaigns targeting Enterprise, GCCs, SMEs, Startups and corporate decision-makers.
- Improve lead-to-site-visit and site-visit-to-closure conversion in partnership with Sales.
3. Brand & Positioning
- Define brand positioning and communication strategy.
- Develop campaigns highlighting workspace flexibility,
location, amenities, pricing, productivity and employee experience.
- Own content, social media, PR, thought leadership and corporate communications.
- Build the company as a recognized player in the flexible workspace market.
4. B2B / Enterprise Marketing
- Create targeted campaigns for HR, Admin, Procurement, Real Estate and Workplace leaders.
- Develop Enterprise/GCC-focused marketing programs for large office requirements.
- Support sales teams with pitch decks, case studies, presentations, brochures and client-facing collateral.
5. Channel & Partnership Marketing
- Build strategic partnerships with:
- Commercial real-estate brokers / IPCs
- Property consultants
- Startup ecosystems
- HR/Corporate networks
- Business associations
- Technology and workplace partners
- Develop referral and partner-led lead-generation programs. Broker/channel networks are a major demand-generation lever in current coworking and commercial-leasing models.
6. Centre-Level Marketing
- Plan local marketing activities for individual workspace centres.
- Drive occupancy through localized campaigns and events.
- Organize launch events, networking events, community programs and corporate engagement activities.
- Coordinate with centre operations and sales teams.
7. Market Intelligence
- Monitor competitor pricing, new centre launches, occupancy trends and customer preferences.
- Analyze demand by micro-market and business segment.
- Identify recent market opportunities for expansion and workspace launches.
- Provide management with actionable insights on positioning and pricing.
8. CRM, Analytics & Performance
- Own marketing funnel and campaign performance.
- Track Leads → MQL → SQL → Site Visits → Proposal → Closure → Revenue.
- Monitor CPL, CAC, conversion rate, ROAS and marketing ROI.
- Ensure effective CRM integration and lead tracking.
- Provide weekly/monthly marketing and pipeline reports.
Candidate Profile
- 10–15+ years of marketing experience, preferably with 5+ years in Real Estate / Commercial Leasing / Co-working / Managed Office / Hospitality / PropTech.
- Strong experience in B2B demand generation and performance marketing.
- Proven experience marketing high-value commercial/enterprise offerings.
- Strong understanding of office leasing and versatile workspace business models.
- Experience working closely with Sales/Business Development teams.
- Strong digital marketing, branding, content, PR and event-marketing capabilities.
- Experience managing agencies, budgets and marketing teams.
- Strong analytical and commercial mindset.
