HEAD MEP OPERATIONS & MAINTENANCE

Position Overview

We are looking for an experienced and technically strong MEP Head to lead the complete operation, maintenance, performance and reliability of all Mechanical, Electrical & Plumbing (MEP) systems in a fully operational 41-story high-rise commercial tower, which includes a ground floor and 3 underground basement parking levels, mixed-use development comprising retail outlets, commercial spaces, malls & multiplexs, food court, corporate offices, business club and common areas.

The ideal candidate should have proven experience in managing large-scale commercial/high-rise developments of approximately 2025 lakh sq. ft. or more, with strong hands-on expertise in MEP operations, particularly centralized HVAC systems.

The role will be responsible for ensuring 247 uninterrupted building services, statutory compliance, preventive and predictive maintenance, energy optimization, emergency response, cost control and effective management of MEP teams, vendors and AMC partners.

Key Responsibilities

- Lead end-to-end MEP Operations & Maintenance for the entire development.
- Ensure 247 availability, reliability and performance of critical utilities and building services.
- Plan, implement and monitor preventive, predictive, corrective and breakdown maintenance programs.

- Lead and manage MEP engineers, technicians, supervisors, contractors and AMC/service providers.
- Ensure effective deployment, productivity, training and performance management of the MEP team.
- Ensure compliance with all applicable statutory, electrical, fire & life safety, environmental and occupational safety requirements.




- Coordinate with retail tenants, hotel, cinema, food court, restaurants, corporate offices, business club and other stakeholders for uninterrupted operations.
- Monitor and analyse energy consumption and implement energy conservation and optimization initiatives.
- Develop and control annual maintenance budgets, operational expenditure, AMC costs, and MEP-related expenses.
- Ensure timely closure of complaints, service requests, observations, breakdowns, and emergency situations.
- Maintain comprehensive MEP documentation, including SOPs, preventive maintenance schedules, equipment history, checklists, logbooks, audit reports and statutory records.
- Support and monitor fit-outs, renovations, expansion projects and MEP project execution.
- Conduct regular MEP inspections, risk assessments, safety audits, equipment performance reviews and operational audits.
- Coordinate with consultants, contractors, OEMs, statutory authorities and internal stakeholders as required.

Critical HVAC Expertise – Mandatory The candidate must possess strong and sound technical knowledge of HVAC systems and proven experience in operating and maintaining large-scale centralized air-conditioning systems in high-rise commercial buildings, malls, mixed-use developments, hotels, or similar facilities. The candidate should have hands-on expertise in:

The MEP Head will be responsible for ensuring optimum HVAC performance, preventive maintenance, troubleshooting, energy efficiency, reliability,



and uninterrupted operation across the entire facility.

Mandatory Technical Requirement

Strong HVAC expertise is mandatory. The candidate must be capable of independently diagnosing and resolving complex HVAC issues, optimizing system performance, reducing energy consumption, reviewing HVAC AMCs, and effectively managing HVAC contractors and service partners.

Desired Candidate Profile

- Bachelor's Degree/Diploma in Mechanical or Electrical Engineering.
- 15–20 years of relevant experience in MEP Operations & Maintenance.
- Proven experience in managing large commercial/high-rise/mixed-use developments of approximately 20–25 lakh sq. ft. or more.
- Strong hands-on technical knowledge of HVAC, Electrical, Fire Fighting, Plumbing, STP/WTP, BMS, ELV, DG Sets, Lifts, and Building Utilities.
- Robust leadership and team-management capabilities.
- Excellent vendor, contractor, AMC, and stakeholder management skills.
- Strong budgeting, cost-control, analytical, and problem-solving abilities.
- Good understanding of statutory compliance, fire & life safety requirements, electrical safety, environmental requirements, and emergency response procedures.
- Ability to work in a 247 operational environments and handle critical breakdowns and emergency situations effectively.

Ideal Candidate The ideal candidate should be a strong technical MEP professional with proven leadership experience, capable of independently managing a large-scale integrated development and ensuring reliable, safe, energy-efficient and cost-effective MEP operations 247. Experience in a large-scale high-rise mixed-use development of approximately 20–25 lakh sq. ft. or more, along with strong centralized HVAC expertise, will be highly preferred.
