Facility Manager

As the Facility Manager of Mondeal One — a landmark commercial development in Ahmedabad, you will be responsible for ensuring the highest standards of technical performance, building operations, facility management, safety, and occupant experience. You will take comprehensive ownership of the building’s day-to-day operations, including MEP systems, maintenance, engineering, security, housekeeping, vendors, statutory compliance, utilities, and emergency management.

The role requires a technically strong and commercially aware skilled who can independently manage a premium commercial asset while maintaining its infrastructure, efficiency, safety, and service standards.

About the Role

● Take complete ownership of the day-to-day facility and operational management of Mondeal One, ensuring smooth and uninterrupted building operations.

● Oversee all critical building systems including HVAC, electrical systems, DG sets, lifts, fire & life safety systems, plumbing, STP, BMS, pumps, and other MEP infrastructure.

● Plan and monitor preventive and corrective maintenance to maximize equipment reliability, minimize downtime, and extend asset life.

● Manage and coordinate with AMC contractors, service providers, consultants, and vendors to ensure timely and quality execution of maintenance and facility services.

● Monitor building utilities and operating costs, identify inefficiencies, and implement measures for energy conservation and cost optimization.

● Ensure compliance with statutory requirements, safety standards, licenses, inspections, and applicable building and fire regulations.

● Conduct regular inspections of common areas, technical areas, equipment rooms, parking areas,



and other building facilities to identify operational and maintenance issues.

● Ensure timely resolution of tenant and occupant complaints related to technical, maintenance, housekeeping, security, and other facility services.

● Coordinate with tenants, occupants, visitors, and internal stakeholders to maintain a high standard of building experience and service delivery.

● Develop and maintain preventive maintenance schedules, asset registers, service records, checklists, SOPs, and other facility documentation.

● Monitor emergency preparedness and lead response during incidents involving fire, power failure, equipment breakdown, water leakage, flooding, or other building emergencies.

● Coordinate fire drills, emergency response exercises, safety inspections, and closure of observations arising from audits and inspections.

● Monitor inventory and availability of critical spares, consumables, tools, and maintenance materials required for uninterrupted operations.

● Review vendor performance, service quality, SLA compliance, AMC terms, and maintenance contracts, and take corrective action wherever required.

● Prepare and present MIS reports, maintenance reports, utility consumption reports, cost reports, incident reports, and operational updates to senior management.

● Maintain records of building assets, warranties, AMC contracts, statutory documents, equipment history, and maintenance activities.





● Identify operational risks, recurring breakdowns, and infrastructure issues and proactively recommend long-term corrective measures.

About You

● B.E./B.Tech or Diploma in Mechanical, Electrical, Civil, Facilities Management, or a related technical discipline.

● 10–15 years of experience in facility management, building operations, engineering services, or technical operations, preferably in premium commercial buildings.

● Strong hands-on knowledge of MEP systems, HVAC, electrical infrastructure, DG systems, lifts, fire & life safety, plumbing, STP, BMS, and building maintenance.

● Proven experience in managing facility teams, contractors, AMCs, vendors, and multiple operational functions.

● Strong understanding of preventive maintenance, breakdown management, asset management, and facility operations.

● Knowledge of statutory and safety compliance requirements applicable to commercial buildings.

● Strong vendor management, negotiation, budgeting, and cost-control skills.

● Strong problem-solving, communication, coordination, and crisis-management capabilities.
