JOB PURPOSE
The Head – Business Development will lead the identification, evaluation, negotiation, and acquisition of land and development opportunities for the residential real estate business in Bengaluru. The role is responsible for building a robust project pipeline aligned to the company’s growth strategy, ensuring commercial viability, regulatory compliance, and long-term value creation. As a key member of the leadership team, the role will shape the portfolio strategy, partnerships, and expansion roadmap for the recent business.ORGANISATION CHART

Business Development Strategy & Portfolio Planning

Define and execute the land acquisition and business development strategy for residential projects in Bengaluru.
Build a short-, medium-, and long-term development pipeline aligned to business goals.
Identify micro-markets, product mix, and scale opportunities based on market intelligence.

Land Acquisition & Deal Structuring

Identify, evaluate, and pursue land parcels through outright purchase, JV, JDA, and redevelopment models.
Lead end-to-end deal structuring including commercials, payment terms, risk-sharing, and exit options.
Negotiate with landowners, developers, brokers, and institutional partners.

Land acquisition closuresDeal IRR & project viabilityNegotiation effectiveness

Feasibility, Financial & Risk Evaluation

Oversee project feasibility studies including market, financial, legal, and technical assessments.
Work closely with finance, planning, and design teams to validate IRRs, cashflows, and cost assumptions.
Identify and mitigate commercial, regulatory, and execution risks at acquisition stage.
