Position: Attorney-Real Estate Transactions

Location: Chhatrapati Sambhajinagar

Key Responsibilities

1. Real Estate Transactions & Advisory
- Handle diverse real estate transactions, including sale, purchase, lease, development, redevelopment, and conveyancing matters.
- Advise clients on land acquisition, industrial land, redevelopment, and property-related transactions.
- Conduct comprehensive legal due diligence and title verification for residential, commercial, and industrial properties.
- Identify and resolve issues relating to defective title, missing documentation, encumbrances, ownership disputes, and other title-related concerns.
- Draft, review, negotiate, and finalize agreements, deeds, conveyances, development agreements, leases, and other transaction-related documentation.
- Represent clients before government and revenue authorities, including the Sub-Registrar, Collector, Tahsildar, and Sub-Divisional Officer.

2. Property Records & Legal Compliance
- Examine and interpret 7/12 extracts, property cards, mutation entries, revenue records, Index II,



and other property-related documents.
- Conduct detailed title searches and prepare comprehensive title reports and due diligence reports.
- Undertake independent verification of ownership, title flow, development rights, and property-related documentation.
- Ensure compliance with applicable statutory and regulatory requirements in real estate transactions.

3. Client Representation & Risk Management
- Advise and represent a diverse clientele, including individuals, builders, developers, corporates, banks, financial institutions, and investors.
- Provide commercially sound and strategic legal opinions on real estate transactions and property-related risks.
- Identify potential legal and commercial risks and recommend appropriate mitigation strategies.
- Assist in matters involving title disputes, partition suits, society disputes, and other property-related issues, wherever required.
