InvestoXpert, a leading real estate consulting firm, is looking for dynamic and result-oriented professionals to join our Retail Leasing Vertical in Bangalore, Mumbai, and Noida.

We are hiring for the positions of Business Development Manager and Business Development Executive to drive business development, client acquisition, retail leasing mandates, and transaction closures.

Key Responsibilities

- Generate current business opportunities in the retail leasing and commercial real estate segment.
- Acquire new clients including developers, landlords, property owners, and investors for retail leasing mandates.
- Identify and develop relationships with retail brands, F&B; brands, fashion, lifestyle, entertainment, and other occupiers looking for retail spaces.
- Identify suitable retail properties including high streets, malls, shopping centres, commercial developments, and standalone retail assets.
- Understand client requirements and match retail brands with suitable properties.
- Conduct client meetings, property presentations, site visits, negotiations, and regular follow-ups.
- Coordinate between landlords/developers and prospective tenants to facilitate leasing transactions.
- Assist in negotiations involving rent, security deposit, lock-in period, fit-out period, CAM, lease tenure, and other commercial terms.
- Maintain a strong sales pipeline and ensure timely conversion of leads into mandates and transactions.
- Build and maintain long-term relationships with landlords, developers, retailers, and corporate clients.
- Stay updated on local market trends, upcoming projects, rental values, and retail demand.
- Achieve individual and team business development, revenue, and transaction targets.
- Maintain accurate records of leads, client interactions, site visits, negotiations, and closures.

Additional Responsibilities Business Development Manager

- Develop strategies for acquiring new landlord/developer mandates and retail brand clients.
- Build strong relationships with key developers, landlords, and retail brands.




- Identify new markets, micro-markets, and emerging retail destinations.
- Support the leadership team in developing and executing the growth strategy for the Retail Leasing Vertical.

Candidate Requirements

Business Development Executive

- 1 to 5 years of experience in business development, sales, real estate, commercial real estate, or retail leasing.
- Strong communication, negotiation, presentation, and interpersonal skills.
- Target-oriented with a strong focus on business development and closures.
- Comfortable with field sales, client meetings, networking, and property site visits.
- Candidates with experience in retail leasing, mall leasing, high-street leasing, commercial real estate, or retail sales will be preferred.

Business Development Manager

- 4 to 8 years of experience in business development, commercial real estate, retail leasing, or related sectors.
- Proven track record in business generation and achieving sales/revenue targets.
- Strong network among developers, landlords, property owners, retail brands, and occupiers.
- Experience in handling leasing mandates and closing commercial real estate transactions preferred.
- Strong leadership, negotiation, relationship management, and client acquisition skills.
- Prior team-handling experience will be an advantage.
- Strong knowledge of the local real estate market is preferred.
