Role & responsibilities
1. Operational Excellence & Branch Expansion
- Site Strategy: Conduct site surveys and technical feasibility checks for all proposed locations to ensure alignment with organizational requirements.
- Property Acquisition: Identify and finalize properties in high-visibility, competitive financial areas while maintaining budgeted rental rates.
- Approvals & Documentation: Prepare detailed Premises PPTs and Project Committee (PC) notes. Facilitate approvals through the Digital Approval System (DAS) with senior management and business stakeholders.
- Legal Liaison: Coordinate with the Legal team to ensure Technical Suitability Reports (TSR) and lease agreement drafts are cleared and compliant.
2. Service Excellence & Project Management
- Space Planning: Collaborate with design vendors to create office layouts that optimize space utilization, safety, and brand standards.
- Project Execution: Monitor ongoing infrastructure projects to ensure they meet company standards for material quality, finish, and safety.
- Handover Management: Manage the transition of completed branches to the Business and Admin teams, including ESG approvals and formal branch announcements.
- Upkeep: Oversee the renovation and upgrading of existing branch fit-outs to maintain a high-quality service environment.
3. Budget & Cost Management
- Financial Planning:
Prepare annual Capex budgets for recent expansions, relocations, and major renovations.
- Statutory Compliance: Forecast budgets for rates and taxes, including government statutory taxes, Property Tax (PT), and consultation charges.
- Cost Control: Monitor spends against approved budgets to ensure zero cost overruns and implement effective cost-management strategies.
4. Vendor & Material Management
- Onboarding: Empanel reputed vendors and establish item-wise rate contracts within the system.
- Performance Monitoring: Conduct regular site visits to audit vendor performance and material quality.
- Procurement Workflow: Manage the Purchase Order (PO) lifecycle, issuing 80% upon approval and the remaining 20% based on actual work completion.
- Inventory Control: Maintain site registers to track material entry and inventory during the execution phase.
5. Team Leadership
- Mentorship: Guide the zonal team in executing infrastructure work efficiently.
- Resource Allocation: Manage project timelines and resources to ensure successful delivery across multiple geographic regions.
Preferred candidate profile
Any graduate with 3 to 5 years of experience in the Admin team involved in working on the end to end lifecycle of branch expansion preferably from an NBFC/Bank.
