In-House Drafting & Transactional Documentation End-to-end drafting, vetting, negotiating, and finalizing complex real estate transactional documents, including: Joint Development Agreements (JDA) and Joint Venture (JV) Agreements. Memorandums of Understanding (MOU), Term Sheets, and Expression of Interest (EOI) documents. Permanent Alternate Accommodation Agreements (PAAA) for redevelopment projects. Agreement for Sale (Developer Sale Agreements), Tripartite Agreements, and Allotment Letters strictly compliant with RERA regulations. Conveyance Deeds, Sale Deeds, Lease Deeds, Leave and License Agreements, and Power of Attorneys (POA). Drafting responses to legal notices, customer grievances, and consumer correspondence. 2. Title Due Diligence & Search Reports Conducting comprehensive title search and due diligence for land acquisition, redevelopment plots, and society-owned properties. Scrutinizing historical land records, revenue documents (7/12 extracts, property cards), development plans, and zoning regulations. Identifying legal risks, title defects, and encumbrances,



and preparing detailed Title Search Reports with risk-mitigation strategies. 3. Compliance, Regulatory Advisory & RERA Providing sound legal advice to the management and cross-functional teams (Liaison, Business Development, Sales, and Finance) on prevailing property laws. Ensuring absolute compliance with the Real Estate (Regulation and Development) Act (RERA) across all project documentation and marketing collateral. Advising on local municipal regulations, development control rules, and stamp duty/registration implications for various property transactions. 4. Stakeholder & Stakeholder Management Leading legal discussions and negotiations with land owners, housing societies, legal counsels of opposite parties, and institutional partners. Coordinating with external solicitors, advocates, and search clerks when specialized legal opinions or external title reports are required.
