Job Summary
We are looking for an experienced General Manager – Finance to lead the finance function and provide robust financial and commercial control across real estate projects.
The position will be responsible for project budgeting, financial planning, project costing, cash-flow management, fund raising, cost control, MIS, taxation, statutory compliance and project profitability. The candidate will work closely with the Management, Project, Procurement, Commercial and Sales teams to ensure financial discipline and optimum utilization of project funds.
Key Responsibilities
1. Financial Planning & Strategy
- Develop and implement financial strategies aligned with business and project objectives.
- Prepare annual budgets, business plans and rolling financial forecasts.
- Conduct project feasibility and financial viability analysis.
- Prepare project-wise financial models covering revenue, land cost, construction cost, funding, cash flow, ROI and profitability.
- Advise Management on financial risks, investment decisions and cost optimization.
2. Project Costing & Cost Control
- Lead project-wise budgeting and cost planning from project initiation to completion.
- Monitor Actual Cost vs. Budgeted Cost and identify variances.
- Control construction, development, infrastructure, consultant, contractor and procurement costs.
- Review BOQ, contractor/vendor quotations, rate analysis and commercial proposals.
- Monitor project commitments, purchase orders, work orders and vendor liabilities.
- Review project variations, extra items and cost escalations.
- Identify cost overruns and recommend corrective actions.
- Drive value engineering and cost optimization initiatives.
- Track project-wise gross margins and profitability.
3. Project Finance & Fund Management
- Prepare project-wise cash-flow projections and funding requirements.
- Manage working capital and liquidity across projects.
- Liaise with banks,
NBFCs and financial institutions for project finance, construction finance, working capital and other funding requirements.
- Manage loan documentation, sanction conditions, disbursements, repayments and financial covenants.
- Support fund raising through debt/equity and other financial instruments.
- Ensure optimum utilization and allocation of available funds.
4. Project Accounting & MIS
- Oversee project-wise accounting and financial reporting.
- Prepare monthly MIS covering:
- Project Cost
- Budget vs Actual
- Cash Flow
- Receivables & Collections
- Payables
- Project Profitability
- Funding Position
- Cost Variance
- Present financial performance and project cost reports to Management.
- Ensure timely monthly, quarterly and annual financial closing.
5. Billing, Collections & Vendor Payments
- Monitor customer billing, collections and receivables.
- Review contractor and vendor payments in line with approved budgets and work progress.
- Coordinate with Project/Commercial teams for verification of RA bills and payment certifications.
- Ensure payment prioritization based on project cash flow and business requirements.
- Monitor outstanding receivables and improve collection efficiency.
6. Taxation, RERA & Statutory Compliance
- Ensure timely compliance with GST, TDS, Income Tax, Companies Act, RERA and applicable statutory requirements.
- Coordinate with statutory, internal and tax auditors.
- Ensure proper financial documentation and audit trails.
- Monitor project-specific RERA financial requirements, including escrow-related controls where applicable.
- Develop strong internal financial controls and risk-management systems.
7. Management Reporting & Business Review
- Conduct monthly and quarterly financial reviews with Project Heads and Management.
- Provide early-warning reports on project cost overruns, cash-flow shortages and profitability risks.
- Prepare financial dashboards and management presentations.
- Support Management in evaluating new projects, land acquisitions and expansion opportunities.
8. Team Leadership
- Lead and mentor the Finance & Accounts team.
- Establish KPIs, SOPs and internal control procedures.
- Review team performance and ensure timely completion of finance activities.
- Coordinate effectively with Project, Procurement, Commercial, Sales, Legal and Administration departments.
Required Skills
- Strong knowledge of Real Estate Finance & Project Accounting.
- Expertise in project budgeting, costing and cost control.
- Strong understanding of project cash-flow and fund management.
- Experience in bank/NBFC funding and financial negotiations.
- Strong knowledge of GST, TDS, Income Tax and RERA-related financial compliance.
- Excellent analytical and financial modelling skills.
- Strong knowledge of MS Excel and ERP/accounting software.
- Excellent negotiation, leadership and stakeholder-management skills.
- Ability to challenge project costs, vendor rates and commercial proposals based on financial and business logic.
Preferred Candidate Profile
- 12–18 years of overall Finance experience, preferably with substantial experience in Real Estate / Construction / Township Development.
- Previous experience with a Real Estate Developer is strongly preferred.
- Experience handling multiple real estate projects simultaneously.
- CA preferred; MBA Finance / M.Com candidates with strong real estate experience may also be considered.
- Strong hands-on experience in project finance, costing, budgeting, fund raising and management MIS.
