Job Description

Facility Manager – Roles & Responsibilities (Residential Apartments)

- Manage the day-to-day operations of the residential apartment community.

- Supervise MEP systems, including Electrical, Plumbing, DG, STP, WTP, Fire Fighting, and HVAC.

- Ensure preventive and breakdown maintenance is completed on time.

- Lead and manage housekeeping, security, horticulture, and technical teams.

- Handle resident complaints and ensure timely resolution with high customer satisfaction.

- Coordinate with vendors, contractors, and AMC service providers.

- Monitor vendor performance and ensure SLA compliance.

- Conduct regular inspections to ensure cleanliness, safety, and operational efficiency.

- Prepare daily, weekly,



and monthly operational and MIS reports.

- Monitor operational budgets, verify invoices, and control maintenance costs.

- Ensure compliance with statutory, fire, safety, and environmental regulations.

- Maintain asset registers, inventory, and maintenance records.

- Conduct staff training on SOPs, safety procedures, and emergency response.

- Coordinate with the Apartment Owners Association (AOA/RWA) and attend committee meetings.

- Ensure smooth facility operations while maintaining high service standards and resident satisfaction.

Requirements

Exp: Minimum 2+ yrs exp in Residential Apartments - Technical and soft service

Location- ECR

Salary- Based on performance and experience

Qualification- B.E/B.Tech-Electrical
