About Aspire - IITB Research Park Foundation (IITBRPF):
In 2016, the Ministry of Education entrusted IIT Bombay with a pivotal mission: to establish the Research Park within the sprawling campus in Powai, Mumbai. This led to the creation of ASPIRE – the IIT Bombay Research Park Foundation, a non-profit organisation dedicated to catalysing innovation and research with real-world impact.

Job Description:
We are looking for an experienced Technical Executive / Associate (MEP) to oversee the planning, site execution, quality assurance, and ongoing operational maintenance of Mechanical, Electrical, Plumbing, HVAC, and Firefighting systems across our real estate projects and facility portfolios. The ideal candidate will have 4–5 years of core experience balancing recent project engineering setup with preventive maintenance and vendor oversight to ensure maximum uptime, energy efficiency, and safety.
Roles and Responsibilities:
1.
MEP Project Execution & Installation Oversight
- Supervise daily MEP site activities, ensuring installations (HVAC, Electrical panels, Plumbing risers, Firefighting systems, DG sets, and UPS) strictly adhere to approved drawings (GFC) and specifications.
- Conduct regular technical quality checks, testing, and commissioning activities (hydrostatic tests, insulation resistance, air balancing, generator load tests) prior to handover.
- Coordinate cross-functionally with site teams, MEP consultants, and interior fit-out contractors to resolve technical clashes on-site.
2. Facilities Operations & Maintenance (O&M;)
- Oversee preventive and predictive maintenance schedules (PPM) for key building utilities (Chillers, AHUs, Transformers, HT/LT Panels, STPs/WTPs, Elevators, and BMS).
- Monitor daily utility consumption (electricity, water, fuel) and implement energy-saving and sustainability initiatives.
- Respond rapidly to critical technical outages, conduct Root Cause Analysis (RCA), and implement corrective actions to minimize operational downtime.
3. Vendor & Service Level Agreement (SLA) Management
- Manage specialized annual maintenance contract (AMC) vendors (HVAC OEMs, Elevator vendors, DG set technicians, Fire Safety engineers)
to ensure compliance with agreed SLAs.
- Verify vendor work completion, bill certifications, service logs, and spares management.
- Assist in drafting technical specifications for MEP procurement and RFP evaluations.
4. Safety, Compliance & Audits
- Ensure strict compliance with local building codes, electrical safety regulations, national building codes (NBC), and environmental standards.
- Conduct regular statutory and safety audits (fire alarms, sprinkler lines, earthing pits, safety interlocks) and keep documentation inspection-ready.
- Maintain updated site as-built drawings, single-line diagrams (SLD), operating manuals, and technical inventories.
Qualifications:
- Education: Bachelor’s Degree or Diploma in Electrical, Mechanical, or MEP Engineering.
- Experience: 4–5 years of hands-on technical experience in MEP site execution or commercial facility engineering.
Skills and Expertise:
- Technical Knowledge:
- Deep understanding of HVAC (Chillers, VRV/VRF, AHUs), Electrical systems (HT/LT panels, Transformers, DG sets, UPS), Plumbing (ETP, Hydro-pneumatic systems), and Fire Protection.
- Working knowledge of BMS (Building Management Systems).
- Basic proficiency in reviewing AutoCAD drawings and 3D clash-detection layouts.
- Certifications (Preferred): Certified Electrical Safety Inspector, Energy Auditor (IGBC/LEED awareness), or First Aid/EHS certifications.
- Soft Skills: Problem-solving mindset, technical reporting, emergency response coordination, and strong contractor management skills.
