Position: Attorney-Real Estate Transactions

Location: Chhatrapati Sambhajinagar / Aurangabad

Key Responsibilities

1. Real Estate Transactions & Advisory

● Handle diverse real estate transactions, including sale, purchase, lease, development, redevelopment, and conveyancing matters.

● Advise clients on land acquisition, industrial land, redevelopment, and property-related transactions.

● Conduct comprehensive legal due diligence and title verification for residential, commercial, and industrial properties.

● Identify and resolve issues relating to defective title, missing documentation, encumbrances, ownership disputes, and other title-related concerns.

● Draft, review, negotiate, and finalize agreements, deeds, conveyances, development agreements, leases, and other transaction-related documentation.

● Represent clients before government and revenue authorities, including the Sub-Registrar, Collector, Tahsildar, and Sub-Divisional Officer.

2. Property Records & Legal Compliance

● Examine and interpret 7/12 extracts, property cards, mutation entries, revenue records, Index II, and other property-related documents.

● Conduct detailed title searches and prepare comprehensive title reports and due diligence reports.

● Undertake independent verification of ownership, title flow, development rights, and property-related documentation.

● Apply practical working knowledge of the Maharashtra Land Revenue Code, Transfer of Property Act, Partition Act, and other applicable land and property laws.

● Ensure compliance with applicable statutory and regulatory requirements in real estate transactions.

3. Client Representation & Risk Management

● Advise and represent a diverse clientele, including individuals, builders, developers, corporates, banks, financial institutions, and investors.

● Provide commercially sound and strategic legal opinions on real estate transactions and property-related risks.

● Identify potential legal and commercial risks and recommend appropriate mitigation strategies.





● Assist in matters involving title disputes, partition suits, society disputes, and other property-related issues, wherever required.

● Maintain strong client relationships and ensure timely communication and delivery of assignments.

4. Team & Workflow Management

● Independently manage multiple transactions and assignments simultaneously while adhering to timelines.

● Coordinate with clients, internal teams, consultants, architects, developers, and other stakeholders for seamless execution of transactions.

● Ensure timely completion of due diligence, documentation, registrations, and other transaction milestones.

● Review and guide junior team members on legal research, drafting, due diligence, documentation, and client coordination.

● Maintain proper records and ensure that all transaction-related documents and deliverables are systematically managed.

Requirements

● Qualification: LL.B. mandatory; LL.M. preferred.

● Experience: 2–4 years of relevant experience in real estate transactions, conveyancing, property due diligence, and advisory.

● Candidates who have studied or worked in Pune or Mumbai will be preferred.

● Strong understanding of property documentation, title investigation, due diligence, conveyancing, and regulatory compliance.

● Practical exposure to real estate transactions across Maharashtra jurisdictions will be preferred.

● Robust drafting, negotiation, analytical, and communication skills.

● Excellent command of English and Marathi, both written and verbal.

● Ability to read, understand, and interpret property and revenue records in Marathi, particularly 7/12 extracts, property cards, and mutation entries.

● Strong client management and stakeholder coordination skills.

● Ability to independently handle matters, manage timelines, and work effectively under pressure.

● High degree of attention to detail, professional integrity, and commercial awareness. Key Competencies

Pay: ₹20,000.00 - ₹30,000.00 per month
