Job Description – Property Manager

About the Role

Ekostay is looking for a proactive and responsible Property Manager to manage and oversee on-ground operations across assigned properties. The role requires someone who can take complete ownership of day-to-day property operations, lead the on-ground team, ensure timely maintenance, manage vendors, handle client escalations, and maintain Ekostay's standards of hospitality and service.

The ideal candidate should be comfortable working independently, managing multiple priorities, and taking quick decisions on the ground.

Key ResponsibilitiesProperty & Operations Management

- Oversee the day-to-day operations of all assigned properties within the region.
- Streamline on-ground operations and ensure smooth functioning across properties.
- Follow up with the on-ground team and ensure all assigned tasks are completed within the required timelines.
- Ensure all properties are maintained as per Ekostay's hospitality and operational standards.
- Conduct regular property inspections, audits, and monthly market audits.
- Ensure maintenance and repair work is identified, assigned, and completed on time.
- Maintain complete oversight of property management and local operational requirements.

Team Management & Training

- Manage and lead the on-ground team and ensure proper allocation and execution of work.
- Conduct regular training and performance assessments.
- Ensure the team follows company processes, SOPs, and service standards.




- Take ownership of team productivity and overall on-ground performance.

Vendor & Procurement Management

- Coordinate with vendors and suppliers for maintenance, labour, materials, and other operational requirements.
- Handle procurement within the allocated budget and obtain necessary approvals for additional or unplanned expenses.
- Negotiate rates and manage vendor relationships effectively.
- Oversee labour and material procurement and ensure timely availability as per operational requirements.

Property Maintenance & Transformation

- Coordinate with the Transformation Team for property renovation and refurbishment projects.
- Ensure renovation and refurbishment work is completed within the allocated timelines and budgets.
- Maintain records of AMCs, purchases, maintenance expenses, petrol/fuel spends, and other operational costs.

Client & Stakeholder Management

- Handle client relations and resolve guest and property-related escalations in a timely manner.
- Liaise with local authorities and government bodies whenever required.
- Support and coordinate property acquisition activities within the assigned market.

Reporting & Documentation





- Ensure timely reporting to the Operations Head and obtain necessary approvals.
- Maintain all operational sheets, reports, records, and documents online in a systematic manner as per company policy.
- Provide regular updates and proactively communicate on relevant organisational WhatsApp groups and emails.
- Oversee market-level accounts and ensure proper documentation of expenses and transactions.

Prerequisites

- Prior experience in property management, hospitality operations, or a similar on-ground operational role.
- Must have previously managed a team of at least 4 team members directly.
- Experience in client servicing and handling escalations.
- Fluent communication skills in English, Hindi, and Marathi.
- Basic understanding of civil work, maintenance, and property-related requirements.
- Strong vendor management and negotiation skills.
- Street-smart, proactive, and capable of handling on-ground challenges independently.
- Highly motivated, responsible, and driven to take ownership of operations.
- Must own a two-wheeler and be comfortable travelling locally as required.
- Robust problem-solving, coordination, and team management skills.

Additional Requirement

The candidate must be willing to stay permanently in the assigned region and should be available to report to the Mumbai office whenever required by the management.

Job Type: Full-time

Pay: ₹30,000.00 - ₹40,000.00 per month
