We are seeking an experienced and dynamic Senior Manager / AVP – Land Acquisition to lead and manage land acquisition activities for residential real estate projects in Hyderabad. The ideal candidate will have extensive experience in the local real estate market and a proven track record in identifying, evaluating, negotiating, and acquiring land parcels for residential developments. Candidates with strong market knowledge, excellent negotiation skills, and the ability to build long-term relationships with landowners, government authorities, and key stakeholders are encouraged to apply.

The primary responsibility of this role is to identify suitable land parcels that align with the organization's business objectives and project requirements. The candidate will conduct detailed market research to identify emerging residential corridors, investment opportunities, and high-potential locations for future developments. They will be responsible for evaluating the commercial viability, legal status, accessibility, and development potential of land parcels before recommending them for acquisition.

The successful candidate will lead end-to-end land acquisition activities, including property identification, site visits, feasibility analysis, negotiations with landowners, brokers, and developers, as well as coordination with legal, finance, and project teams. They will ensure that all transactions comply with company policies, statutory regulations, and applicable local laws. Experience in handling complex negotiations and closing high-value land acquisition deals will be an added advantage.

A thorough understanding of local land laws, zoning regulations,



government approvals, land conversion procedures, revenue records, and title verification is essential for this role. The candidate will work closely with legal teams to conduct due diligence, resolve title-related issues, verify ownership documents, and ensure clear and marketable land titles before acquisition. They will also coordinate with government departments and regulatory authorities to facilitate approvals and documentation.

The role requires maintaining strong relationships with local landowners, real estate consultants, government officials, and other stakeholders to identify acquisition opportunities and ensure smooth transaction processes. The candidate should possess excellent communication, negotiation, and interpersonal skills to build trust and maintain long-term skilled relationships.

In addition to acquisition responsibilities, the Senior Manager / AVP will continuously monitor market trends, competitor activities, land pricing, infrastructure developments, and government policies affecting the real estate sector. They will prepare detailed feasibility reports, land valuation analyses, risk assessments, and business presentations to support strategic investment decisions by senior management.

to ensure seamless execution of land acquisition projects. They will be responsible for maintaining accurate records of negotiations, agreements, approvals, and transaction documentation while ensuring confidentiality and compliance with organizational standards.

The ideal candidate should possess strong analytical and problem-solving abilities, enabling them to assess project feasibility, identify potential risks, and recommend practical solutions. They should be capable of handling multiple projects simultaneously while meeting deadlines and maintaining high standards of quality and compliance.

Required Skills & Qualifications

- Bachelor's degree in Real Estate, Civil Engineering, Business Administration, Law, or a related field. An MBA is preferred.
- Significant experience in residential real estate with mandatory expertise in the local Hyderabad market.
- Land parcel acquisition experience is mandatory.
- Strong understanding of land acquisition processes, due diligence, legal documentation, and regulatory compliance.
- Excellent negotiation, communication, stakeholder management, and relationship-building skills.
- Proven experience in closing large-scale land acquisition transactions.
- Strong analytical, commercial, and decision-making abilities.
- Ability to coordinate with cross-functional teams and government authorities.
- Proficiency in MS Office and real estate market analysis tools.
