1. ROLE OVERVIEW

We are seeking an experienced, dynamic, and execution-focused Project Manager to lead the development and delivery of Akaraan landmark ultra-luxury residential project in Pune. The candidate will drive end-to-end project execution, including site management, construction coordination, quality control, safety, budget monitoring, and timely project delivery. The role requires solid technical leadership and hands-on experience in managing luxury high-rise developments with stringent quality standards, intricate design coordination, and high-end finishes.

2. EDUCATION & EXPERIENCE REQUIREMENTS

- Education: Bachelors Degree in Civil Engineering (B.E. / B.Tech.) from a recognized university. Regular full-time degree with First Division is preferred.
- Experience Level: Minimum 15+ years of relevant post-qualification experience in project execution and construction management.
- Domain Expertise: Demonstrated track record in luxury residential, high-rise residential, or premium large-scale real estate developments.
- Execution Capabilities: Proven experience overseeing complete project lifecycles—from site preparation and foundation to final finish and customer handover.
- Background: Prior experience with reputed real estate developers, top-tier contractors, or Project Management Consultancy (PMC) firms preferred.

3. KEY RESPONSIBILITIES

- Project Execution & Site Management: Lead end-to-end execution of the Akara luxury residential project. Develop execution strategies, schedule milestones, and direct daily site operations across civil, structural, MEP,



and finishing works.
- Construction & Resource Management: Direct contractors, sub-contractors, and site teams. Ensure optimal deployment of manpower, construction equipment, and materials to ensure smooth execution as per approved drawings.
- Multidisciplinary Consultant Coordination: Coordinate seamlessly with architects, structural engineers, MEP, landscape, interior, lighting, facade, and PMC consultants to resolve technical bottlenecks and finalize drawings promptly.
- Quality Assurance & Finish Control: Establish strict QA/QC processes. Maintain uncompromising quality standards suitable for an ultra-luxury development, inspecting materials, structural integrity, and fine craftsmanship.
- Project Scheduling & Progress Tracking: Develop detailed project master schedules using planning software. Track key milestones, anticipate bottlenecks, and enforce recovery schedules to prevent timeline slippages.
- Cost & Commercial Monitoring: Monitor project execution against sanctioned budgets in coordination with QS teams. Evaluate contractor bills, variations, and extra items while pursuing value engineering.
- Safety & Regulatory Compliance: Enforce stringent health, safety,



and environmental protocols at site. Ensure compliance with statutory norms, municipal regulations, and safety codes.
- Handover & Closeout Management: Oversee final snagging, quality punch-lists, testing & commissioning of building systems, and ensure smooth handover to property management and homeowners.

4. KEY COMPETENCIES & SOFTWARE SKILLS

- Core Competencies: Luxury High-Rise Execution, Site Administration, Contract & Vendor Management, Design Constructability Review, QA/QC Frameworks, Cost & Budget Control.
- Project Software: MS Project / Primavera P6, AutoCAD, Advanced MS Excel, MS Office Suite.
- Enterprise Tools: Working knowledge of ERP systems (SAP/Microsoft Dynamics/NICMAR software) for project tracking.
- Leadership Traits: High attention to detail ('Big on Small'), decisive problem-solving, strong communication, and proven ability to lead multi-disciplinary site teams.
