2. JOB SUMMARY

City One is seeking a highly experienced and results-oriented Assistant General Manager (AGM) – Projects to lead and manage the development of high-rise residential projects (30–40 floors). The ideal candidate possesses specialized expertise in residential property development with an emphasis on high-rise construction. This role requires expert leadership across contract management, purchasing, billing, quality assurance, and site operations to ensure complex, large-scale projects are delivered on time, within budget, and to the highest quality and safety standards.

3. KEY RESPONSIBILITIES

- Project Leadership & Execution: Oversee the end-to-end execution of residential high-rise projects, ensuring on-time delivery, tight cost control, and adherence to top quality standards.
- Cross-Departmental Coordination: Lead and align interdisciplinary teams across contract management, procurement, billing, and site operations to foster cross-departmental collaboration for seamless project delivery.
- Vendor & Contractor Management: Manage and coordinate with contractors, subcontractors, and vendors to ensure timely procurement of materials and execution of work in accordance with exact technical specifications.
- Budget & Financial Oversight: Monitor project budgets, enforce cost-effective strategies, manage financial documentation, and proactively identify and mitigate any potential cost overruns or schedule delays.
- Scheduling & Tracking: Develop and maintain comprehensive project schedules, track ongoing progress, and provide regular executive reporting to senior management.
- Quality Assurance & Site Safety: Ensure all construction activities meet rigorous quality standards, statutory requirements, and local building codes. Implement,



monitor, and enforce safety protocols on site.
- Technology Integration: Utilize advanced construction technologies and tools, including BIM (Building Information Modeling) and project management software, to optimize workflows and site monitoring.
- Stakeholder Communication: Serve as the key point of contact for clients and external stakeholders, ensuring requirements are effectively addressed and resolved across the project lifecycle.

4. REQUIRED SKILLS & QUALIFICATIONS

- Educational Background: B.E. in Civil Engineering (or equivalent degree) with specialized expertise in residential high-rise construction.
- Professional Experience: 12–18 years of experience in high-rise residential property development, including at least 5–7 years in a senior management/project lead role.
- Software & Tech Proficiency: Proficient in construction management software (e.g., Primavera, MS Project, BIM) and knowledge of the latest residential construction technologies.
- Cross-Functional Leadership: Proven track record of leading cross-functional teams spanning contracts, procurement, billing, and site management.
- Professional Certifications: Project Management certifications such as PMP, PRINCE2, or equivalent credentials will be highly advantageous.

5. PREFERRED SKILLS & STRENGTHS

- In-depth experience in managing large-scale residential property developments from land acquisition through to final project handover.
- Demonstrated expertise with advanced construction technologies (BIM, specialized PM software, site automation systems).
- Solid track record of managing large-scale, high-density residential projects efficiently under strict execution timelines.
- Excellent communication and negotiation skills when engaging with external stakeholders, contractors, and clients.
- Proven ability to implement innovative cost-saving measures while maintaining uncompromised quality standards.
