Electrical Systems & Utilities Management

- Liaison with BESCOM to ensure uninterrupted power supply.

- Monitor and analyse parameters of:

o

Panels, ACBs, transformers, raising mains

o

UPS, DG systems, CCTV, lifts, fire panels, STP, PHE systems

- Conduct routine inspections and validate logbooks, reports, and checklists.

- Ensure availability of diesel and critical consumables.

- Identify deviations and take corrective actions with senior management.

2. Preventive Maintenance & AMC Management

- Manage and ensure execution of:

o

PPM (Planned Preventive Maintenance) schedules

o

AMC vendor deliverables (UPS, DG, lifts, STP, CCTV, etc.)

- Inspect completed works and certify service reports.

- Allocate manpower and plan maintenance activities efficiently.

- Conduct monthly vendor review meetings and track closure of action items.

3. Procurement & Material Management

- Raise indents based on CAFM tickets, PPM plans, and operational needs.

- Verify technical specifications of materials before acceptance.

- Scrutinize vendor invoices and service reports before approval.
