About the Role We are looking for an experienced Quantity Surveyor - Interior & Fit-out works to manage the commercial and quantity surveying aspects of interior fit-out projects. The ideal candidate should have strong expertise in BOQ preparation, quantity take-offs, rate analysis, cost estimation, billing, subcontractor management, and project cost control, especially in interior projects.

Key Responsibilities

Quantity Estimation & BOQ

- Prepare detailed quantity take-offs and BOQs for interior fit-out projects
- Review drawings, specifications, and project requirements to identify quantities and scope
- Prepare detailed cost estimates based on project drawings and specifications
- Conduct rate analysis for materials, labour, and various interior works
- Ensure accuracy of quantities and rates in BOQs

Cost Control & Commercial Management

- Monitor project costs against approved budgets and BOQs
- Track material, labour, and subcontractor costs throughout the project
- Identify cost variations and provide timely updates to the project team
- Assist in maintaining project budgets and ensuring cost-effective execution
- Prepare cost comparison statements and commercial reports

Billing & Measurement

- Prepare and verify RA bills,



subcontractor billing, and work completion measurements
- Verify quantities executed at site against approved drawings and BOQs
- Check invoices and supporting documents before processing payments
- Maintain proper records of measurements, bills, variations, and approvals

Variation & Change Order Management

- Identify and document additional works, omissions, and scope changes
- Prepare variation statements and change-order proposals
- Coordinate with project and design teams to obtain necessary approvals
- Ensure all variations are properly documented and commercially evaluated

Project Coordination

- Coordinate closely with Project Managers, Interior Designers, Site Engineers, Procurement, Vendors, and Finance teams
- Review design changes and assess their impact on project cost and quantities
- Participate in project review meetings and provide commercial inputs
- Conduct regular site visits to verify actual work progress and quantities

Required Skills & Qualifications

- Bachelor's/Diploma in Civil Engineering, Quantity Surveying, Construction Management, or related field
- Minimum 5 years of overall experience in Quantity Surveying




- Minimum 3 years of hands-on experience in Interior Quantity Surveying / Interior Fit-Out projects
- Strong knowledge of interior construction materials, methods, and finishing works
- Good understanding of BOQ, rate analysis, estimation, billing, measurement, and cost control
- Experience in handling subcontractors and vendors
- Strong understanding of drawings, specifications, and scope of work
- Proficiency in MS Excel and quantity surveying/commercial tools
- Knowledge of AutoCAD for reading and interpreting drawings
- Strong analytical and negotiation skills
- Positive communication and coordination skills
- Ability to manage multiple projects/tasks and meet deadlines

Preferred Experience Candidates with experience in commercial interiors, residential interiors, office fit-outs, retail, hospitality, or turnkey interior projects will be preferred.
