Job Title: Commercial Head / Procurement Head Grade A Office Building Projects

Reporting To: Project Director / CEO / Head – Projects

Job Purpose

The Commercial Head / Procurement Head will be responsible for end-to-end commercial management and procurement strategy for a Grade A office building project, ensuring cost optimization, contract compliance, timely procurement, risk mitigation, and value engineering while maintaining quality and schedule commitments.

Key Responsibilities
Commercial Management
Lead overall commercial planning and cost control for the project lifecycle (pre-construction to handover).
Prepare, monitor, and control project budgets, cash flows, and cost forecasts.
Manage billing, certification, variation claims, and final accounts with contractors and consultants.
Identify and mitigate commercial and contractual risks.
Ensure compliance with contractual terms, company policies, and statutory requirements.
Procurement & Contracting




Develop and execute a project-specific procurement strategy aligned with timelines and budgets.
Handle pre-qualification, tendering, negotiations, and award of contracts for:
Civil & structural works
MEP (HVAC, Electrical, Plumbing, Firefighting)
Faade systems
Interiors & fit-outs
Specialist packages (BMS, ELV, lifts, DGs, UPS, etc.)
Finalize LOIs, work orders, contracts, and amendments.
Drive competitive sourcing and value engineering initiatives without compromising Grade A standards.
Vendor & Stakeholder Management
Build and manage a robust vendor and contractor ecosystem.
Resolve commercial disputes and claims through negotiation and contract interpretation.
Coordinate closely with Design, Project, Finance, Legal, and Leasing teams.
Support leasing/sales teams with commercial inputs, CAPEX/OPEX data, and fit-out cost estimates.
