Position Summary

Rattha Realty is seeking an experienced Senior Manager / General Manager – Finance & Accounts to lead the finance function for multiple real estate projects. The role requires robust expertise in financial accounting, taxation, RERA compliance, treasury management, project accounting, statutory reporting, and internal controls.

The ideal candidate should possess extensive experience in residential and commercial real estate accounting, Percentage of Completion (POC) accounting, GST, Income Tax, TDS, RERA regulations, banking, and ERP/Tally-based financial management.

Key Responsibilities
Financial Accounting & Reporting

* Lead end-to-end accounting operations for multiple real estate projects.
* Ensure timely month-end and year-end financial closing.
* Prepare MIS, P&L;, Balance Sheet, Cash Flow Statements, and management reports.
* Ensure compliance with applicable Accounting Standards and Ind AS.




* Oversee project-wise cost accounting and cost center reporting.
Project Accounting & Cost Control

* Maintain project-wise accounting through Cost Centres.
* Monitor project budgets, cost overruns, and profitability.
* Prepare project cost reports and variance analysis.
* Ensure proper capitalization of project costs.
* Support management in financial planning and budgeting.
RERA Compliance

* Ensure compliance with all RERA financial regulations.
* Manage designated 70% and operational 30% bank accounts.
* Coordinate Form 1, Form 2, Form 3, and Form 5 certifications.
* Prepare quarterly financial updates for RERA portal filings.
* Monitor project withdrawals based on certified project progress.
* Ensure proper utilization of escrow funds.
Taxation & Statutory Compliance

* Ensure accurate GST accounting and monthly GST returns.
* Perform GSTR-2B reconciliation and ITC verification.
