Position Overview
SD Stays is looking for an experienced and highly analytical Revenue Manager to oversee hotel revenue strategy and maximize room revenue across our properties in the USA.
The Revenue Manager will be responsible for room pricing, agile pricing, occupancy forecasting, inventory management, competitor analysis, OTA/channel performance, and revenue optimization. The ideal candidate will understand the U.S. hospitality market and be comfortable making data-driven pricing decisions on a daily basis.
Key Responsibilities
1. Revenue & Pricing Management
• Develop and implement daily dynamic room pricing strategies based on demand, occupancy, booking pace, seasonality, local events, and market conditions.
• Set and optimize BAR (Best Available Rate) and rates across different room types and rate plans.
• Adjust pricing to maximize ADR, RevPAR, occupancy, and overall room revenue.
• Identify opportunities to increase room rates during high-demand periods and stimulate demand during low-demand periods.
• Establish appropriate restrictions such as Minimum Length of Stay (MLOS),



Closed to Arrival (CTA), and Closed to Departure (CTD) when required.
2. Occupancy & Demand Forecasting
• Prepare daily, weekly, and monthly occupancy and revenue forecasts.
• Monitor booking pace, pickup, cancellations, no-shows, and future demand.
• Identify high-demand and need periods and take proactive pricing actions.
• Forecast revenue performance against budget and previous-year performance.
3. Competitive & Market Analysis
• Monitor competitor hotel pricing, availability, promotions, and market positioning.
• Conduct regular comp-set analysis and recommend pricing adjustments.
• Track local events, holidays, conferences, sports events, and other demand drivers affecting hotel occupancy.
• Identify market trends and opportunities to increase market share.
4. OTA & Distribution Management
• Manage and optimize room rates and inventory across Booking.com, Expedia, Agoda, Airbnb,
