Role Purpose To manage collateral risk, property valuation, technical due diligence, APF reviews, and collateral-related escalations for the Chhatrapati Sambhajinagar location. The role will ensure adherence to company policies, regulatory requirements, and market practices while supporting business growth through timely and quality technical evaluations.

Key Responsibilities

- Handle all collateral management activities for the Chhatrapati Sambhajinagar location.
- Conduct technical assessment and evaluation of properties proposed as security for housing and mortgage loans.
- Visit collateral properties and provide recommendations on acceptability, marketability, construction quality, compliance with approved plans, and valuation.
- Review valuation reports submitted by empaneled valuers and ensure alignment with prevailing market conditions and company guidelines.
- Monitor and support the performance of empaneled valuers and highlight any quality concerns to the Regional Collateral Manager.
- Review APF proposals and submit recommendations to the Regional Collateral Manager for approval.
- Conduct periodic visits to approved projects to assess construction progress and report observations.
- Resolve technical and collateral-related queries and escalations from Sales, Credit, and Operations teams.
- Ensure compliance with valuation policies, technical processes, and collateral management guidelines.
- Maintain and submit valuation MIS, APF MIS, and other collateral-related reports within defined timelines.
- Track local real estate market trends, property rates,



infrastructure developments, and regulatory changes impacting collateral quality.
- Provide timely inputs on market developments, locality risks, title-related issues, and property acceptability trends.
- Support audits, policy reviews, and regulatory inspections relating to collateral and valuation processes.
- Build and maintain effective relationships with valuers, developers, technical consultants, and internal stakeholders.

Expertise Required / Domain Knowledge
- Robust understanding of property valuation methodologies and technical due diligence.
- Knowledge of local real estate market practices in Chhatrapati Sambhajinagar and surrounding areas.
- Understanding of municipal regulations, building approvals, RERA, and development control rules.
- Experience in APF evaluation and project assessment.
- Ability to independently assess collateral risk and recommend practical solutions.
- Proficiency in preparation and analysis of technical MIS and valuation reports.

Experience Required 4-8 years of relevant experience in Collateral Management, Property Valuation, Technical Assessment, or Mortgage Lending.

Educational Qualification

Degree or Diploma in Civil Engineering
