About Orchestrate Mortgage and Title Services
Orchestrate Mortgage and Title Services is building a specialized U.S. mortgage and title services operation supporting title companies, lenders, mortgage organizations, and real-estate businesses with reliable, accurate, and process-driven back-office services.
We are looking for experienced U.S. Title Search / Title Examination SMEs who can bring strong domain expertise, quality-focused execution, and process leadership to our growing title operations team.
This is an SME-level position for professionals who can independently handle complex U.S. title research, review title work for accuracy and completeness, support processors, develop best practices, and contribute to building a high-quality title operations function.
Role Overview The successful candidates will combine strong U.S. title expertise with quality control, process improvement, training, and operational support .
As a Title SME, you will be responsible for reviewing and performing U.S. title searches, identifying potential title issues, supporting production teams, maintaining quality standards, and helping establish efficient title research processes.
Key ResponsibilitiesTitle Operations & Subject-Matter Expertise
- Perform and review U.S. title searches and title examination.
- Handle Current Owner Searches, Two-Owner Searches, Full Searches / Chain of Title, and Bring-Down / Update Searches .
- Review deeds, mortgages, assignments, releases, liens, judgments, taxes, easements, restrictions, and other recorded documents.
- Analyze ownership history and identify potential breaks or issues in the chain of title.
- Identify potential title defects, exceptions, and other issues requiring escalation.
- Conduct detailed public-record research using county recorder systems and other appropriate research platforms.
- Provide subject-matter guidance to title processors and operations teams.
- Ensure title reports and search packages meet established quality and client requirements.
Quality Control & Review
- Perform first-level and second-level quality reviews of completed title searches.
- Audit files for accuracy, completeness, and compliance with client-specific requirements.
- Identify recurring errors and provide corrective guidance to processors.
- Maintain quality standards and support continuous improvement initiatives.
- Assist in establishing measurable quality and productivity KPIs.
- Escalate complex title issues appropriately.
Process & SOP Development
- Help develop standardized workflows for U.S. title search and examination.
- Create and maintain SOPs, checklists, QC procedures, and escalation guidelines.
- Establish best practices for title research, documentation, and file organization.
- Support the development of production standards and turnaround-time expectations.
- Identify opportunities to improve accuracy, productivity, and operational efficiency.
Training & Team Support
- Train and mentor title search processors and junior team members.
- Conduct knowledge-sharing sessions on U.S. title search and examination.
- Develop training materials, process guides, and practical assessments.
- Review processor performance and provide domain-specific feedback.
- Serve as an escalation point for complex title-related questions.
Client & Operational Support
- Support client-specific title requirements and workflows.
- Participate in discussions related to title search processes and operational requirements.
- Help translate client requirements into practical production procedures.
- Support onboarding, pilot projects, and implementation of new title processes.
- Communicate title-related issues clearly and professionally with internal and external stakeholders.
Technology & Workflow
- Work with title production platforms and public-record research systems used in U.S. title operations.
- Qualia experience is strongly preferred.
- Experience with Netronline, county recorder systems and similar public-record research tools is an advantage.
- Identify opportunities for workflow automation and process optimization.
- Follow established requirements for secure document handling, access controls, and data confidentiality.
Required Experience & Qualifications
- Minimum 5 years of hands-on U.S. title search / title examination experience .
- Strong experience with U.S. real estate and public-record title research.
- Experience independently performing title searches rather than solely handling data-entry or processing activities.
- Strong understanding of:
- Current Owner Searches
- Two-Owner Searches
- Full Searches / Chain of Title
- Bring-Down / Update Searches
- Strong experience reviewing deeds, mortgages, assignments, releases, liens, judgments, taxes, easements, restrictions, and other recorded encumbrances.
- Ability to identify potential title defects and exceptions.
- Strong understanding of U.S. title production workflows and escalation procedures.
- Excellent written and verbal English communication skills.
- Strong analytical, documentation, and problem-solving abilities.
- Ability to work independently while supporting and mentoring other team members.
- Qualia experience is preferred.
Preferred Skills
- U.S. residential and/or commercial title experience.
- Title examination and complex chain-of-title analysis.
- Quality control or audit experience.
- Experience training title search processors.
- Experience creating SOPs and process documentation.
- Experience supporting U.S. title company or mortgage clients.

- Experience with GIS and related property research tools.
