Role Overview

We are seeking a highly organized, process-driven, and dynamic Assistant General Manager (AGM) – Operations to spearhead our project execution and delivery mechanisms. Working closely with the GM Operations, you will be responsible for translating high-level business strategies into flawless on-ground execution. The ideal candidate will manage multiple large-scale corporate fit-out/design & build projects simultaneously, ensuring they are delivered on time, within budget, and to the highest standards of quality.

You will lead cross-functional site teams, optimize resource utilization, enforce tech-driven project monitoring, and serve as a vital escalation point for operational excellence.

Key Responsibilities

1. Project Execution & Governance ● Oversee the end-to-end lifecycle of multiple commercial design & build projects from mobilization to final handover.





● Implement robust project tracking systems to monitor daily/weekly progress against baseline schedules, proactively identifying and mitigating bottlenecks.

● Ensure all projects adhere strictly to AirBrick’s quality standards, safety protocols, and statutory compliance norms

. 2. Operational & Financial Control

● Monitor project budgets closely, tracking gross margins, material procurement schedules, and vendor payouts to prevent cost overruns.

● Streamline the variations/extra-items process, ensuring changes in project scope are accurately documented, approved, and integrated into client billing.

● Drive operational efficiency by optimizing material movement, resource allocation, and sub-contractor management.

1. Cross-Functional Leadership & Vendor Management ● Lead, mentor, and align a high-performing team of Project Managers, Site Engineers, and Quantity Surveyors.

● Evaluate, onboard, and manage specialized vendors and sub-contractors, holding them accountable to tight SLA metrics.

● Foster a highly collaborative and solution-oriented culture across the design, procurement, and execution teams.

1. Client Interfacing & Handover ● Act as a senior operational point of contact for clients and Project Management Consultants (PMCs), managing expectations and high-level escalations.

● Oversee the critical closing phases of projects,



including comprehensive snagging lists, material reconciliation, and smooth technical handovers.

1. Tech & Process Innovation ● Champion the adoption of digital project management tools, ERP platforms, and data-driven site monitoring techniques.

● Analyze project delivery data to refine execution processes, introduce best practices, and scale operations across the region.

Key Requirements

● Experience: 10–13 years of core project execution and operations experience within the Commercial Design & Build or premium corporate fit-out industry.

● Education: Degree in Civil Engineering, Architecture, or Construction Management.

● Operational Leadership: Proven track record of successfully managing multiple large-scale, fast-track commercial projects concurrently.

● Financial Acumen: Strong understanding of project cost structures, cash flow tracking, commercial contracting, and billing validation.

● Tech-Savvy : High proficiency in project management software (e.g., MS Project, Primavera) and adaptability to AI-driven/digital construction platforms.

● Communication Skills: Excellent interpersonal and negotiation skills, with the ability to manage tough conversations with clients, consultants, and vendors. Preferred Qualifications

● Post-Graduate degree or Diploma in Construction Management (e.g., NICMAR) or an MBA in Operations.

● Up-to-date knowledge of premium commercial interior materials, MEP coordination, and workplace design trends.

● Demonstrated ability to build and scale high-performing site execution teams in a fast-paced environment.
