We are seeking an experienced and highly professional Property Manager to oversee the complete day-to-day operations of a premium private vacation villa in Morjim, Goa. The role involves managing guest hospitality, on-site teams, property maintenance, security protocols, vendor coordination, inventory, and operational finances.

The ideal candidate will demonstrate solid leadership, excellent guest-handling skills, financial discipline, and the ability to maintain a luxury hospitality standard across all aspects of villa operations.

Key Responsibilities

On-Site Team & Staff Leadership

- Manage, schedule, and supervise on-site personnel, including security guards, private chefs, housekeeping staff, and other support staff.
- Ensure staff discipline, productivity, grooming, and adherence to luxury service standards.
- Allocate duties and monitor day-to-day staff performance.

Security & Protocol Enforcement

- Supervise security arrangements to ensure the safety and security of the villa, guests, staff, and assets.
- Monitor guest entry and exit records and ensure appropriate security protocols are followed.
- Oversee CCTV, perimeter lighting, access control, and other security infrastructure.
- Escalate and manage security incidents or emergencies promptly.

Financial Budgeting & Kitchen Inventory

- Manage daily operational budgets and maintain accurate financial records.
- Track vendor invoices, petty cash, and routine property expenses.
- Supervise kitchen procurement and inventory for the private chef.
- Review grocery requirements, verify bills and receipts, and ensure cost-effective purchasing.
- Prepare basic operational expense reports as required.





Guest Relations & Hospitality

- Manage smooth guest check-ins and check-outs.
- Serve as the primary point of contact for guests throughout their stay.
- Handle guest requests, concerns, and emergencies professionally and promptly.
- Provide concierge-level assistance and recommendations for local experiences, restaurants, transportation, and services.
- Ensure consistently high standards of guest satisfaction and hospitality.

Property & Asset Maintenance

- Conduct regular inspections of the villa and its assets.
- Coordinate preventive maintenance, repairs, and emergency maintenance requirements.
- Manage external vendors and service providers for pool maintenance, gardening, utilities, internet, repairs, and other property requirements.
- Ensure the villa, furniture, equipment, and facilities remain in excellent condition.

Regulatory Compliance

- Ensure compliance with applicable Goa tourism and hospitality requirements.
- Maintain proper guest documentation and ID verification procedures.
- Ensure timely completion of required guest reporting, including Form C for international visitors, wherever applicable.
- Maintain appropriate operational and property records.

Mandatory Key Skills

- Leadership:



Strong leadership skills with practical experience managing multi-functional teams such as chefs, housekeeping staff, and security personnel.
- Financial Aptitude: Basic accounting knowledge with experience handling operational budgets, vendor invoices, petty cash, and expense records.
- Local Network: Existing relationships with reliable vendors, technicians, maintenance personnel, and service providers in North Goa/Morjim are highly preferred.
- Communication: Excellent verbal and written communication skills in English and Hindi. Knowledge of Konkani will be an added advantage.
- Mobility: Must have independent transportation, such as a two-wheeler or four-wheeler, for local sourcing, vendor coordination, and property-related errands.

Experience Required

- Minimum 2 years of proven experience in property management, luxury villa operations, hospitality management, resort operations, or a similar role.
- Demonstrated experience managing multi-functional on-site teams.
- Experience handling guest relations and hospitality operations.
- Experience managing vendors, property maintenance, inventories, and operational expenses.
- Candidates with experience managing premium villas, vacation homes, luxury residences, resorts, or boutique hospitality properties will be preferred.
