We are looking for an experienced Project Manager to lead and manage industrial construction projects from mobilisation through completion and handover. The candidate will be responsible for the complete execution and commercial management of the project, including planning, site execution, manpower, subcontractors, procurement, quality, safety, client coordination, RA billing, measurements, labour/subcontractor billing, quantity reconciliation, variations and project cash flow, ensuring timely and profitable completion of the project.
The ideal candidate should have strong experience in industrial construction, preferably involving RCC, structural steel/PEB, civil works, MEP, HVAC, firefighting, utilities and industrial infrastructure.
Key Responsibilities
- Project Planning & Execution
- Take overall responsibility for project execution and site operations.
- Develop and monitor detailed project schedules, work programmes and milestones.
- Plan manpower, machinery, materials and subcontractor deployment.
- Ensure project activities are completed within the approved timeline and budget.
- Monitor daily, weekly and monthly progress against planned targets.
- Identify delays, constraints and bottlenecks and implement corrective measures.
- Ensure smooth mobilisation and demobilisation of resources.
- Site & Construction Management
- Supervise overall civil, structural, PEB, architectural and MEP construction activities.
- Coordinate excavation, foundations, RCC works, flooring, masonry, plastering, waterproofing and finishing works.
- Coordinate PEB/structural steel erection and associated works.
- Coordinate MEP, HVAC, firefighting, electrical and utility works as applicable.
- Ensure proper sequencing and interface management between various trades.
- Review construction methodology and ensure effective site execution.
- Subcontractor & Vendor Management
- Manage and coordinate subcontractors, vendors and specialist agencies.
- Monitor subcontractor productivity, manpower and progress.
- Conduct regular coordination meetings and resolve site-level issues.
- Verify subcontractor measurements, work completion and billing recommendations.
- Ensure subcontractors comply with project specifications, quality and safety requirements.
- Client & Consultant Coordination
- Act as the primary site-level point of contact for the client and consultant.
- Conduct regular progress meetings with the client/consultant.
- Coordinate approvals, inspections, drawings, technical submissions and site requirements.
- Address technical and execution-related issues promptly.
- Maintain professional relationships with clients, consultants and other stakeholders.
- Drawing & Technical Coordination
- Review architectural, structural, civil and MEP drawings before execution.
- Coordinate with design teams for discrepancies, revisions and RFIs.
- Ensure construction is carried out strictly as per approved drawings and specifications.
- Track drawing approvals and ensure the latest revisions are available at site.
- Coordinate shop drawings, method statements and material approvals.
- Cost & Commercial Management
- Monitor project costs against the approved budget.
- Control wastage of materials, manpower and equipment.
- Track quantities, measurements, variations and additional works.
- Coordinate with the commercial team for RA bills, subcontractor bills and client billing.
- Identify potential cost overruns and implement corrective actions.
- Support preparation and submission of variation claims and additional work claims.
- Procurement & Material Management
- Coordinate with procurement teams for timely availability of project materials.
- Prepare and monitor material requirement schedules.
- Track long-lead items and critical materials.
- Ensure proper storage, handling and utilisation of materials at site.
- Prevent material shortages and unnecessary inventory accumulation.
- Quality Control
- Ensure construction complies with approved drawings, specifications and applicable standards.
- Coordinate with the QA/QC team for inspections and testing.
- Monitor concrete works, reinforcement, structural works, flooring and finishing quality.
- Ensure timely closure of NCRs, observations and punch points.
- Maintain required quality documentation and inspection records.
- Safety & Compliance
- Ensure strict compliance with project HSE requirements.
- Coordinate with the safety team to maintain safe working conditions.
- Ensure workers and subcontractors follow approved safety procedures.
- Monitor high-risk activities such as lifting, working at height, excavation and structural erection.
- Take immediate corrective action for unsafe practices or conditions.
- Team Leadership
- Lead and manage engineers, supervisors, foremen and site staff.
- Set clear daily and weekly targets for the execution team.
- Monitor team productivity and performance.
- Develop a disciplined, accountable and solution-oriented site team.
- Conduct regular internal review meetings.
- Documentation & Reporting
- Prepare daily, weekly and monthly project progress reports.
- Maintain records of manpower, machinery, material consumption and progress.
- Track project milestones, risks, delays and recovery plans.
- Maintain site instructions, RFIs, inspection records and other project documentation.
- Report project status, critical issues and proposed solutions to management.
- RA Billing & Labour Bill Management
- Prepare and submit client RA bills based on actual work executed at site.
- Take site measurements and ensure quantities are properly recorded and jointly measured wherever required.
- Prepare BOQ reconciliation and track executed quantities against contract quantities.
- Prepare and submit extra item, variation and deviation statements.
- Coordinate with the client/consultant for measurement approvals and certification of RA bills.
- Ensure timely submission and certification of monthly RA bills to maintain project cash flow.
- Prepare subcontractor and labour bills based on actual work completed and approved measurements.
- Verify labour contractor bills against manpower deployment, productivity and work quantities.
- Check subcontractor bills for quantities, agreed rates, deductions, advances, retention, applicable taxes and other contractual deductions.
- Maintain records of work orders, subcontract agreements, measurements and bill submissions.
- Track certified, submitted and pending bills and coordinate with the commercial/accounts team for timely processing.
- Monitor client receivables and subcontractor payments related to project execution.
- Identify billing opportunities for completed works and ensure that no executed work remains unbilled.
- Coordinate with the Project Director and commercial team regarding cash flow, billing targets and cost-to-complete.
- Maintain proper documentation for variation claims, escalation claims, extra works and final billing.
- Prepare and maintain monthly billing forecasts in line with the project schedule.
- Ensure final measurements, reconciliation and final bill preparation are completed before project closure.

Qualification
- Bachelor’s degree in Civil Engineering from a recognised institution.
- PMP / Project Management certification will be an advantage.
- Strong knowledge of construction methods, project planning and site management.
Experience
- 10–15 years of total experience in construction, with preferably 5 years in a Project Manager / Senior Project Manager role.
- Experience in industrial construction projects is mandatory/preferred.
- Experience with factories, warehouses, manufacturing facilities, industrial plants or similar projects will be an advantage.
- Experience in managing multidisciplinary teams and multiple subcontractors is essential.

Preferred Candidate Profile The ideal candidate is a hands-on Project Manager who can independently take ownership of an industrial project, manage the complete site team and coordinate effectively with the client, consultant, subcontractors, vendors and head office.
Candidates with experience in EPC / industrial contracting / civil contracting / factory construction will be preferred.
Pay: ₹900,000.00 - ₹1,500,000.00 per year
