What we’re looking for

We are looking for an experienced and highly driven VP/Head of Projects to lead wrkwrk's complete project development and execution function. This is not just a project management role - You will be responsible for building the Projects organisation, processes, vendor ecosystem and execution capabilities required to support wrkwrk's growth.

From evaluating a potential site to handing over a fully operational workspace, you will own the entire project lifecycle—ensuring projects are delivered faster, smarter, within budget and without compromising on quality or design.

You should be equally comfortable in a boardroom reviewing expansion plans, negotiating with contractors, reviewing drawings with architects, solving site-level execution challenges and building a high-performing projects team.

What you’ll be doing

Project Leadership & Execution

- Own the overall Projects and Development strategy for wrkwrk's existing and future locations.
- Partner with Leadership, Real Estate, Sales, Design and Operations teams to translate business expansion plans into executable project strategies.
- Evaluate project feasibility, development timelines, capital requirements and execution risks for new locations.
- Lead the complete lifecycle of commercial office, coworking and managed workspace projects—from site assessment and feasibility to design, execution, commissioning and handover.
- Ensure projects are delivered within approved scope, timelines, quality standards and budgets.
- Drive project planning, scheduling, procurement, execution, testing and commissioning.
- Establish strong governance mechanisms for project reviews, milestone tracking and escalation management.
- Identify risks early and implement mitigation plans to avoid delays, cost overruns and quality issues.




- Ensure seamless handover of completed projects to Operations with complete technical and asset documentation.

Design Coordination

- Work closely with architects, consultants, MEP teams, contractors, and internal stakeholders.
- Ensure execution is strictly aligned with approved designs and technical specifications.
- Demonstrate a strong understanding of workplace design, commercial interiors, technical drawings, BOQs, and material specifications.
- Resolve on-site design challenges while maintaining design intent and operational efficiency.

Vendor & Contractor Management

- Build and manage relationships with General Contractors (GCs), architects, consultants, and vendors.
- Evaluate vendor quotations and negotiate commercial terms.
- Maintain an approved vendor database with alternate vendors across all service categories.
- Monitor vendor performance through defined SLAs and quality metrics.
- Own project budgets, Capex planning and financial control across the project portfolio.
- Develop robust budgeting, estimation and cost-monitoring processes.
- Drive cost optimisation and value engineering without compromising quality, functionality or brand standards.
- Review and approve major commercial proposals, quotations, variations and change orders.
- Negotiate effectively with contractors, consultants and strategic vendors.

Quality, Safety & Compliance

- Ensure projects meet all statutory, safety, and quality requirements.




- Conduct regular site inspections and quality audits.
- Minimise rework through robust quality control measures.
- Ensure all project documentation, approvals, insurance records, warranties, and compliance documents are maintained accurately.

Process & Documentation

- Establish and continuously improve project processes, SOPs, templates, and documentation standards.
- Maintain accurate project records, asset registers, contracts, warranties, insurance documentation, and handover documents.
- Provide weekly project updates to leadership.
- Collaborate closely with Design, Sales, Operations, Procurement, Finance, and Leadership teams.
- Manage project escalations effectively and ensure timely resolution.

What you need to bring to the table

- Bachelor’s degree in Civil engineering, Architecture, Construction Management, or a related field.
- 15+ years of experience managing commercial interior fit-out or workplace projects.
- Experience with organisations such as CBRE, Cushman & Wakefield, JLL, Knight Frank, Colliers, Savills, reputed PMC firms, or leading construction/interior companies is highly preferred.
- Solid understanding of commercial office interiors, workplace design, MEP coordination, and construction methodologies.
- Excellent knowledge of project planning, budgeting, contracts, procurement, documentation, and compliance with experience in Project Mgmt tools
- Strong industry network with General Contractors, architects, consultants, vendors, and suppliers.
- Excellent communication and interpersonal skills - to 100% proficient in English, proficiency in local languages - Kannada, Tulu are a big plus
- Experience in coworking, real estate, facilities management, construction, or infrastructure projects will be preferred.
