Procurement Manager – Interior Fit-Out

About the Role

Echelon is seeking an experienced Procurement Manager – Interior Fit-Out to manage and oversee the complete procurement function for interior fit-out and construction projects.

The ideal candidate will have strong experience in material sourcing, vendor development, quotation analysis, purchase negotiations, cost control, material planning, subcontractor procurement, and project procurement , ensuring all materials and services are procured at the right quality, price, and time.

The candidate will work closely with the Project Management, Design, Estimation, QS/Commercial, Site Execution, and Accounts teams to ensure uninterrupted project execution and maximum procurement efficiency.

Key Responsibilities

- Manage the complete procurement cycle from material requirement to delivery at project site .
- Review BOQs, specifications, drawings, material schedules, and project requirements.
- Prepare and issue RFQs to suppliers, manufacturers, subcontractors, and service providers.
- Identify, evaluate, and develop reliable suppliers and subcontractors across India.
- Obtain and analyse supplier quotations and prepare Comparative Statement (CS) for management approval.
- Negotiate pricing, payment terms, credit periods, delivery schedules, warranties, and other commercial conditions.
- Prepare and process Purchase Orders (POs), Work Orders, and Subcontract Orders .
- Coordinate closely with Project Managers and Site Teams to understand project-wise procurement requirements.
- Prepare and monitor project-wise procurement schedules based on project timelines.
- Ensure timely procurement and delivery of materials to avoid project delays.
- Track material production, dispatch, transportation, and delivery status.
- Develop and maintain strong relationships with suppliers, manufacturers, subcontractors, and logistics providers.
- Identify opportunities for cost savings, bulk procurement, alternate materials, and value engineering .
- Ensure all purchased materials comply with approved specifications, brands, samples, and quality requirements.




- Coordinate with Design and Project Teams for material samples, approvals, mock-ups, and technical submittals .
- Monitor supplier performance and resolve issues related to quality, delays, shortages, damages, and incorrect deliveries.
- Maintain proper procurement documentation including RFQs, quotations, comparative statements, POs, invoices, delivery challans, and supplier records .
- Monitor procurement costs against approved project budgets.
- Support the QS/Commercial Team with cost analysis, procurement savings, variations, and project profitability .
- Develop and maintain an updated approved vendor and subcontractor database .
- Identify new suppliers and specialist contractors for joinery, furniture, glass, metal works, false ceiling, partitions, flooring, wall finishes, MEP, civil works, signage, and other interior fit-out requirements .
- Prepare regular procurement status reports, pending purchase reports, cost-saving reports, and material delivery reports for management.
- Ensure procurement activities are carried out in accordance with company procedures and project requirements.

Qualifications & Experience

- Bachelor's Degree or Diploma in Supply Chain Management, Procurement, Business Administration, Civil Engineering, Interior Design, Construction Management , or a related field.
- Minimum 5 years of experience in Procurement, preferably in Interior Fit-Out, Construction, Contracting, or related industries.
- Strong knowledge of interior finishing materials, furniture, modular furniture, joinery, civil works, MEP materials, glass, metal works, flooring, ceilings, partitions, and other construction products .
- Proven experience in procurement for commercial interior fit-out projects .
- Solid understanding of RFQs, quotation analysis, Comparative Statements, Purchase Orders, Work Orders, negotiations, and supplier management .




- Good knowledge of the Indian supplier and subcontractor market .
- Strong commercial and negotiation skills.
- Ability to understand and analyse BOQs, specifications, drawings, and material schedules .
- Proficiency in Microsoft Excel, Word, Outlook, and procurement/ERP software .
- Strong analytical, organizational, communication, and problem-solving skills.
- Ability to manage multiple projects and procurement requirements simultaneously.
- Willingness to travel to suppliers, factories, warehouses, and project sites when required.

Preferred Qualifications

- Professional certification in CIPS, CSCP, CPSM , or another recognized Procurement/Supply Chain qualification is an added advantage.
- Experience in interior fit-out procurement in Chennai or other major Indian cities is preferred.
- Strong existing network of interior material suppliers, manufacturers, subcontractors, and specialist vendors .
- Experience procuring materials for Corporate Offices, Retail, Hospitality, Healthcare, Airports, Residential, Commercial, and Institutional projects .
- Experience in bulk procurement and rate-contract negotiations .
- Knowledge of GST, e-invoicing, e-way bills, purchase documentation, and Indian commercial practices .
- Experience with ERP/procurement systems and advanced Excel reporting.
