We are looking for an experienced Legal Manager – Real Estate to join our legal team and take ownership of legal matters across our residential real estate projects, property transactions, contracts, regulatory compliance, and disputes.
The Role The Legal Manager will provide end-to-end legal support for residential real estate projects, covering property acquisition, land and title due diligence, project documentation, agreements, RERA compliance, approvals, customer-related matters, leasing, litigation, and other project-related legal requirements.
The ideal candidate will have strong hands-on experience in real estate and property law, preferably gained with a real estate developer, residential property company, infrastructure/construction company, or a real estate-focused law firm.
Key Responsibilities
- Provide legal advice on residential real estate development, property transactions, land acquisition, construction, development, and project-related matters.
- Conduct and coordinate title and legal due diligence for land and properties, including ownership, encumbrances, title documents, approvals, permissions, and property records.
- Draft, review, negotiate, and finalize sale agreements, agreements for sale, sale deeds, development agreements, joint development agreements, conveyance deeds, MoUs, term sheets, construction agreements, vendor agreements, consultant agreements, and other real estate documentation.
- Advise project teams on land acquisition, development, construction, project approvals, property documentation, and contractual obligations.
- Ensure compliance with applicable RERA, land and property laws, registration requirements, stamp duty, municipal regulations, and other applicable real estate regulations.
- Support the business in RERA-related documentation, project compliance, customer agreements, notices, and regulatory matters.
- Coordinate with sub-registrar offices, government authorities, consultants, advocates, external counsel, and other stakeholders on property and project-related matters.
- Identify legal and commercial risks associated with real estate transactions and recommend appropriate mitigation measures.
- Manage and monitor property disputes, litigation, arbitration, consumer matters, recovery matters, legal notices, and other proceedings.
- Liaise with external advocates and law firms and monitor the progress and quality of outsourced legal matters.
- Review legal notices, claims, agreements, correspondence, and documentation relating to residential projects.
- Support business, sales, projects, finance, procurement, and management teams during contract negotiations and commercial discussions.
- Develop and maintain legal templates, documentation trackers, compliance records, and standard processes.
- Monitor changes in RERA, property, land, registration, stamp duty, contract, and other laws affecting the real estate business.
- Provide practical, commercially focused legal advice to management and business teams.
Candidate Profile
- LLB degree from a recognized university. LLM will be an advantage.
- 6 years of relevant legal experience, preferably with a real estate developer, residential property developer, construction/infrastructure company, or real estate law firm.
- Strong hands-on experience in real estate and property law is essential.
- Experience in residential real estate projects will be strongly preferred.
- Good knowledge of title due diligence, land documentation, property transactions, development agreements, sale agreements, conveyance deeds, and construction-related contracts.
- Strong understanding of RERA, registration laws, stamp duty, land laws, property laws, and applicable local regulations.
- Experience handling real estate litigation, consumer disputes, property disputes, arbitration, and legal notices.
- Strong drafting, contract review, negotiation, legal research, and risk-assessment skills.
- Ability to independently manage multiple projects and legal matters with minimal supervision.
- Ability to work closely with Projects, Sales, Finance, Procurement, Customer Relations, and Management teams.
- Robust communication, stakeholder-management, analytical, and problem-solving skills.
- High professional ethics, attention to detail, and commitment to confidentiality.
