Role Summary The Finishes Engineer is responsible for planning, executing, and quality-controlling all finishing works across the company's residential projects — from block work completion through to flat handover. The role owns the finishing stage of each unit: plastering, waterproofing, flooring, painting, joinery, fittings, and final snag closure, ensuring every apartment is delivered to handover standard, on schedule, and within budget.

Key Responsibilities

Execution & Planning

- Prepare and maintain finishing work schedules (tower-wise, floor-wise, flat-wise) aligned with the overall project programme and possession commitments.
- Sequence and coordinate finishing trades — plastering, waterproofing, tiling/flooring, painting, false ceiling, doors and windows, electrical and plumbing fixtures, railings, and hardware — to avoid rework and trade clashes.
- Track daily progress against the schedule and escalate slippages with recovery plans.

Quality Control
- Enforce stage-wise quality checks: plaster line/level/plumb, waterproofing ponding tests, tile hollowness and joint alignment, paint finish, door/window operation, and fixture installation.
- Maintain checklists and inspection records for each flat; conduct pre-handover snag inspections and drive snag closure with contractors.
- Ensure workmanship matches approved mock-up flats / sample finishes and specifications in the sale agreement.

Contractor & Material Management
- Supervise finishing contractors and labour; certify their measurements and running-account bills.
- Raise material indents in advance (tiles, sanitaryware, CP fittings, paints, putty, adhesives,



hardware); verify received material against approved makes and quantities.
- Control wastage and reconcile material consumption against BOQ norms.

Coordination & Handover
- Coordinate with architects/consultants on finishing details, shop drawings, and any deviations.
- Coordinate with MEP teams so that finishing and services work proceed without damage or rework.
- Support the handover team during customer walkthroughs; close customer-reported snags within committed timelines.
- Maintain documentation: work permits, test records, measurement sheets, snag lists, and handover checklists.

Candidate Profile Education: B.E./B.Tech in Civil Engineering (Diploma in Civil with strong finishing experience also considered).

Experience: 3–7 years in building construction, with at least 2 years focused on finishing works in residential apartment projects. Experience taking flats from brickwork stage to customer handover is essential.

Technical Skills

- Strong knowledge of finishing materials, makes, and application methods (plasters, waterproofing systems, tile adhesives, paints, gypsum, wood finishes).
- Ability to read architectural and finishing drawings, and to prepare/verify measurements and BOQs.
- Working knowledge of MS Excel and basic project scheduling; AutoCAD familiarity preferred.

Soft Skills

- Eye for detail and an uncompromising attitude toward finish quality.
- Ability to manage multiple contractors and push timelines firmly but professionally.

Pay: ₹15,000.00 - ₹45,000.00 per month
