Business Title: Deputy General Manager – Architecture

Location: Bengaluru

Reports to: Head of Design and Architecture

Role Overview

We are looking for a Deputy General Manager - Architecture to lead architectural design and coordination for residential development projects, with strong ownership across the design lifecycle from concept development through execution.

The role requires a combination of design leadership, technical depth, consultant management and project coordination, with the ability to translate design intent into commercially viable, executable solutions. The ideal candidate will have substantial experience with a real estate developer, particularly across large-scale residential projects, and be comfortable operating across multiple stakeholders and project stages.

Key Responsibilities

1.Architectural Design & Design Development

- Lead and oversee architectural design development across residential projects from concept and schematic stages through detailed design and execution.
- Review and drive architectural drawings, layouts, design details and documentation to ensure quality, functionality and design intent.
- Translate project briefs, business requirements and design intent into practical and commercially viable architectural solutions.
- Ensure designs comply with applicable building codes, development regulations, DCR norms, local bye-laws and statutory requirements.
- Drive design optimisation while maintaining the intended architectural quality, project timelines and cost objectives.

2.Design Coordination & Project Integration

- Lead coordination between architectural, structural, MEP, landscape and other specialist consultants to ensure integrated design solutions.
- Act as the key architectural interface between internal project teams, consultants,



contractors and external stakeholders.
- Review and resolve design coordination issues, discrepancies and technical challenges emerging during execution.
- Ensure timely closure of design inputs, drawings, RFIs, revisions and approvals.
- Conduct regular design reviews and provide technical direction to project teams.

3.Execution & Design Management

- Provide architectural oversight during project execution to ensure adherence to approved design and drawings.
- Review site conditions and support resolution of design-related execution issues.
- Monitor drawing schedules, design deliverables, revisions and approval status across projects.
- Identify potential design, coordination and execution risks early and drive timely resolution.
- Ensure design decisions are aligned with project budgets, timelines, quality standards and overall development objectives.

4.Stakeholder & Consultant Management

- Manage and guide architectural consultants and design partners across multiple projects.
- Establish clear design deliverables, timelines and review mechanisms for consultants.
- Collaborate closely with project management, construction, contracts, procurement and business teams.
- Represent the architecture function in key project reviews and decision-making forums.
- Drive alignment between design ambition and execution realities.

5.Team & Functional Leadership

- Lead and mentor the architecture team,



establishing standards for design quality, technical documentation and coordination.
- Build robust design review and quality-control processes across projects.
- Identify recurring design and coordination challenges and develop standardised solutions and best practices.
- Support capability building within the architecture function and strengthen cross-functional collaboration.

6.Desired Candidate Profile

- B.Arch from a recognised institution; postgraduate qualification in Architecture/Urban Design/Construction Management would be an advantage.
- 12–18+ years of relevant experience, preferably with a leading real estate developer.
- Strong experience across residential development projects, ideally with exposure to large-scale or multi-project environments.
- Demonstrated experience spanning architectural design development, consultant coordination and project execution.
- Strong understanding of building regulations, DCR norms, local bye-laws, statutory approvals and development processes.
- Proven ability to manage architectural consultants and coordinate multidisciplinary design teams.
- Robust understanding of construction methodologies and the translation of design into executable solutions.
- Proficiency in AutoCAD, Revit and MS Office; exposure to SketchUp or other design tools would be an advantage.
- Strong communication, stakeholder management, problem-solving and decision-making capabilities.
