Role Description

Business Operations & Leasing Manager — GCC Business Development & Strategic Partnerships Full-time · On-site · GIFT City, Gujarat

This role owns the acquisition of Global Capability Centre (GCC) clients for Kaavyaratna's commercial assets in GIFT City. It is a front-facing business development and leasing mandate, not a back-office operations role.

What you'll drive:

- Identify and acquire GCC clients across India, building a qualified pipeline of occupiers
- Build and maintain relationships with IPCs, GCC consultants, the Big Four, GIFTCL and IFSCA
- Generate qualified leads and drive end-to-end client closure — site visits, commercial negotiation, lease documentation and execution




- Develop strategic partnerships and host GCC events, roundtables and industry engagements
- Track leasing performance, occupancy and revenue against targets, and prepare management reporting
- Ensure compliance with IFSCA / GIFT City regulatory frameworks and internal governance standards

Qualifications

- MBA (Marketing) or equivalent post-graduate qualification
- 5–7+ years of experience in real estate, hospitality or business consulting
- Proven ability to build and convert senior-level relationships — CXO, consultant and advisory networks
- Strong commercial negotiation skills across lease structuring and deal closure
- Understanding of commercial leasing economics: rent rolls, escalations, fit-out terms, budgeting and revenue tracking
- Exposure to GIFT City, IFSC or SEZ leasing frameworks is a strong advantage
- Willingness to travel Pan-India for client acquisition and industry events
- Excellent communication, stakeholder management and presentation skills
- Proficiency with MS Office and CRM / property management platforms
- Demonstrated integrity, attention to detail and a service-first orientation
