MANDATORY REQUIREMENTS
• 2–3 years PQE with a law firm, specializing in Real Estate transactions, title due diligence, and property documentation.
• Strong knowledge of Maharashtra property laws, RERA, TPA, Registration Act, and land/revenue regulations, with excellent drafting and negotiation skills.
• Ability to read and understand Marathi land/property documents is mandatory, along with robust analytical and client-handling skills.

JOB ROLES & RESPONSIBILITIES
• Transaction Advisory
• Advise clients on acquisitions, disposals, leasing, licensing, development, and financing of real estate assets.
• Assist in structuring real estate transactions and provide legal and regulatory support.

Review and negotiate transaction documents, including:
• Agreements for Sale
• Conveyance Deeds
• Lease Deeds
• Leave and License Agreements




• Development Agreements
• Joint Development Agreements
• Conveyance and Transfer Documents
• Due Diligence & Title Verification
• Conduct comprehensive title due diligence for land and property assets.
• Review title documents, revenue records, property cards, mutation entries, and other land records.
• Prepare title search reports and due diligence reports identifying legal risks and mitigation measures.
• Liaise with local authorities and regulatory bodies for obtaining records and verifications, as required.
• Regulatory & Compliance Advisory

Advise on applicable real estate laws and regulations, including:
• Transfer of Property Act
• Registration Act
• Maharashtra Land Revenue Code
• Maharashtra Regional and Town Planning Act
• RERA and related regulations
• Municipal and development control regulations
• Support clients on approvals, permissions, and regulatory compliances for real estate projects.
