POSITION PURPOSE

The Business Development Associate will be responsible for driving the expansion of the company’s footprint across Varanasi and surrounding districts.

The position will combine business development, market mapping, site identification, commercial negotiations, local partnerships and centre launch support.
KEY RESPONSIBILITIES

A. MARKET IDENTIFICATION & EXPANSION
Identify potential towns, localities and catchment areas for expansion of company’s footprint.
Conduct market surveys covering:
Population and catchment
Existing diagnostic centres
Hospitals and nursing homes
Doctor clinics
Corporate establishments
Residential clusters
Patient footfall
Competitive pricing
Local healthcare demand
Identify high-potential locations for current centres.
Prepare location feasibility reports for management approval.
Maintain a database of potential expansion locations across assigned districts.

B. PROPERTY / PREMISES IDENTIFICATION

A key responsibility of the position will be to identify suitable premises for Heritage Healthcare.




Identify commercial properties available for lease/rent in targeted locations.
Develop a local network of:
Property owners
Property brokers
Real-estate consultants
Local businessmen
Doctors
Hospital owners
Nursing-home owners
Pharmacy owners
Conduct physical site visits.
Shortlist properties based on:
Location
Visibility
Accessibility
Patient footfall
Parking
Ground-floor availability
Area
Rent
Security deposit
Lease period
Accessibility for elderly/disabled patients
Proximity to doctors/hospitals
Competition
Obtain property details, photographs, videos and location coordinates.
Prepare comparative property evaluation statements.
Negotiate rent, security deposit, lock-in period, escalation and other commercial terms with property owners.
Coordinate with management, legal and administration teams for lease finalisation.
