Role & responsibilities :

- Identify, evaluate, and award MEP contracts covering Electrical, PHE, Fire Fighting, HVAC, ICT, and Elevator packages for township and high-end villa projects across South India.
- Review and develop Bills of Quantities (BOQ) based on MEP drawings and specifications, ensuring accuracy and completeness of scope.
- Where required, split the BOQ appropriately to determine high-value items to be supplied directly by the client (client-supply/OE items) versus items to be supplied and installed by the contractor.
- Prepare and issue tender/RFQ documents; conduct techno-commercial evaluation and comparative analysis of contractor and vendor bids.
- Negotiate contract terms and conditions, pricing, payment schedules, and scope clarifications with contractors and OEM/OE vendors.
- Build and maintain solid relationships with large MEP contractors as well as Original Equipment (OE) vendors/manufacturers across all package categories.
- Track and benchmark prevailing material and equipment prices, labour rates,



and market trends to ensure competitive and realistic contract pricing.
- Stay updated on new products, technologies, and developments in the electrical, plumbing, fire fighting, HVAC, ICT, and elevator segments.
- Coordinate with MEP design, project, and engineering teams to align contract scope with drawings and site requirements.
- Monitor contractor and vendor performance, resolve commercial disputes, and support smooth contract closeouts.
- Ensure compliance with company procurement policies, budgets, and approval processes.
- Provide regular MIS/reports on contract status, cost trends, and vendor performance to the Head of Procurement.

Proficiency in Telugu and Hindi is mandatory; working knowledge of English required

Preferred candidate profile : BE Mech/Electrical from real estate background. Strong in contracts.
