About IIHS Campus Development The IIHS Campus is located on a 54-acre site at Kengeri, Bengaluru, located between a 525

acre reserve forest and an 800-year old 150-acre lake. Its digitally augmented buildings and facilities will enable interdisciplinary teaching-learning, research and practice, and demonstrate the best examples of Indian design and crafts. The Campus will provide faculty,

The IIHS Campus Development team focuses on the planning, design, procurement,

execution, and documentation of the development of the IIHS Kengeri Campus. Joining the

IIHS is looking for an experienced Construction Project Management professional to lead the campus construction works, which include coordination of the construction process during planning, design, and procurement as well as other pre-construction activities.

The role is not only that of a project manager but also includes the responsibilities of a reviewer of technical designs and BoQs. The person will work closely with external and internal structural engineers, architects, urban designers, MEP, ICT and IoT engineers, and project management teams to ensure that the construction is executed with precision within cost, schedule, quality, and sustainability parameters.

The candidate will establish construction management processes, drive timely site decisions,





ensure resource management and planning, and strive to achieve just-in-time availability of resources, and facilitate collaboration across multiple disciplines and practices.

Activities and Tasks

Responsibilities would include, but not be limited to, the following:

- Leading the planning, coordination, and execution of construction activities for the IIHS Kengeri campus as a sustainable, integrated residential, and institutional campus;
- Preparing and monitoring project schedules, milestones, phasing plans, work plans, and site deliverables to ensure timely project delivery;
- Supporting digital transformation initiatives like BIM and Digital Twin, SCADA, and IoT to use these digital tools effectively for better project management and control;
- Ensuring that the construction is delivered within approved timelines, budgets, quality standards, and statutory requirements in compliance with statutory requirements to meet sustainability objectives;
- Overseeing day-to-day site operations, contractors, consultants, vendors, and labour teams, with accountability for safety, quality, productivity, and sequencing;
- Coordinating civil, structural, MEP, ICT and IoT, landscape, roads, utilities, external development, renewable energy, water, wastewater, and campus service interfaces;
- Conducting regular site inspections and progress reviews to identify risks, delays, design interfaces, quality issues, and required corrective actions;
- Ensuring compliance with approved drawings, specifications, BOQs, design intent, building codes, and statutory requirements, including the review of technical submissions, shop drawings, method statements, material approvals, and test reports;
- Driving sustainable and climate-responsive construction, including energy efficiency, passive design, thermal comfort, water conservation, low-carbon materials, waste minimisation responsible sourcing;
- Supporting campus sustainability goals covering renewable energy, circular water systems, wastewater treatment, rainwater management, recycling, zero-discharge principles, biodiversity, agroforestry, and ecological enhancement;
- Ensuring minimised impact of construction activities on the campus’ natural systems, including soil, vegetation, water resources and biodiversity, while maintaining a safe and healthy work environment;
- Monitoring project costs, quantities, variations, bills, claims, and contractor performance; supporting tendering, vendor evaluation, rate analysis, technical comparisons, and contract administration;
- Facilitating the digital and systematic documentation and publication of planning, design, construction, and system integration processes;
- Coordinating with architects, engineers, sustainability consultants, landscape teams, facilities, administration, finance, procurement, academic/research teams,



and IIHS leadership to resolve project interfaces and decisions;
- Maintaining effective project controls and reporting through progress dashboards, risk registers, issue trackers, action logs, meeting records, inspection reports, compliance documentation, and sustainability records;
- Leading the testing, commissioning, snagging, rectification, as-built documentation, statutory approvals, warranties, and final handover, while documenting lessons learned and enabling the campus to function as a living laboratory for sustainable development;
- Providing support to other IIHS activities including academics, research, training, practice, operations and others;
- Participating in all activities of Institution-Building at IIHS; carrying out tasks as assigned by IIHS; and traveling on IIHS work within or outside the country as and when needed.

Structure and Reporting The Senior Lead will report to the Head – Campus Development at the IIHS Kengeri Campus and will be required to collaborate effectively with a diverse group of internal teams and external individuals/ organisations, and students.

Person Specification The ideal candidate should have:

- A Bachelor’s degree in Civil Engineering, and a Master’s degree in Construction/ Structural/ Civil Engineering is preferred;
- Around 20 years of experience in institutional, commercial, educational, mixed-use, or large infrastructure projects;
- Experience working in institutional development and educational campus; this will be an advantage;
- Demonstrated experience in executing a large-scale project of greater than 2 million square metres from inception to handover;
- Working knowledge of BIM-enabled project delivery, including the use of BIM 4D and 5D tools, and multidisciplinary coordination;
- Exposure to sustainable development initiatives and vernacular construction techniques;
- Effective verbal and written communication skills;
- Flexibility and the ability to work well in a fast-paced environment;
- Competency in multi-tasking and managing multiple small project executions;
- Excellent organisational and team working skills; the ability and willingness to work in close collaboration with other teams to meet common institutional goals;
- Software skills:

o AutoCAD: o MS Project/Primavera;

o MS Office with a good hand at MS Excel;

o ACC/ BIM 360 and other BIM tools (desirable);

o AI application and prompt engineering.
