POST: ADVOCATE (LAND ACQUISITION)

- EXPERIENCE: 3 to 8 years
- - To maintain matter with Land Scouters/Brokers for Land Acquisition
- Survey of Location of Plot
- Boundary fixing of plot
- To attend to conveyance matters
- To attend to Municipal assessment matters
- To gather information about tenants such as Voters Id, Ration Card etc
- To make documents of tenants purchase/society redevelopment/plots/flats
- To be able to search and ascertain property title at talati/thelsidar/stamp duty/city civil/High Court/ To check 7/12, Mutation Entry/ PR Card/DP Remarks etc.
- To be able execute deals independently for current acquisitions for redevelopment and SRA
- To lead SRA and Redevelopment team, from acquisition of plot till completion of project, including independent representation to tenants, all works related to Slum Rehab Authority
- Preparing, updating weekly reports on status of acquisitions
- To be able to search for documents regarding acquisition at courts, government offices, solicitor offices
- To be able to deal with Slum Rehab/ Redevelopment representatives
- To be able to make title flow of property/ lands etc
- To coordinate between solicitors, advocates, legal consultants
- To oversee land survey with demarcation
- Due diligence of lands and structuring of deals
- Drafting, negotiating and reviewing documentation related to the various types of tenanted and governmental schemes
- Coordination with MHADA, BMC, MMRDA, DRT, O/L and other development authorities across Maharashtra & other parts of the country for land acquisition




- Vetting & Execution of documents such as Agreement for Sale, Leave & License Agreement, Lease Agreement, Development Agreements, Deed of Conveyance, Tenancy Agreement, Deed of Gift, Will and Codicil, Documents related to Mortgage - Hypothecation - Pledge, Power Of Attorney, Affidavit and other documents pertaining to land acquisition
- Should be able to handle large number of Tenanted Properties on their own
- Should be able to liaison with SRA independently
- Interaction with Legal, Liaison, Security, Architects, Consultants, Govt Authorities, Clients, Vendors, Land representatives and Management
- Coordination with Legal Consultants.
- Should be able to attend Court dates, facilitate proper replies, Coordinate with Legal Consultants.

POST: LEGAL ASSISTANT

- EXPERIENCE: 3 to 8 years
- - Knowlege of Vendor / Supplier Disputes.
- Knowledge of Tenants Property Purchase Documents.
- Knowlege of Society Redevelopment.
- Knowledge of Outright Purchase of Plot and Flats.
- Knowledge of make letter of Allotments
- Knowledge of make Sale Agreement
- Knowledge of lands records office and Talathi / Tahasildar Office
- Knowledge of Stamp Duty/Adjudication
- Prior Experience of City Civil & High Court
- New Property Acquisition Including understanding 7/12 extract and Mutation Entries
- Can work idependtly with solictors and consultants
- Should be able to file complaints, lodge complaints at various authorities
