We are seeking a proactive, commercially driven and ambitious General Manager – Commercial Leasing & Retail Sales to build and lead the upcoming commercial and retail assets at Viceroy Properties.

This role will be responsible for developing the Commercial leasing and retail sales strategy, building relationships with leading brands, retailers, investors and channel partners, and driving transactions to maximise revenue and asset value. The ideal candidate will have strong experience in commercial/retail leasing along with retail or commercial sales, preferably from a developer or leading real estate platform.

As a General Manager – Commercial Leasing & Retail Sales, your responsibilities include but are not limited to:

Commercial Leasing & Business Development

- Develop and execute leasing strategy for commercial and retail assets, including identifying target brands, operators and occupiers.
- Build and manage a strong leasing pipeline and drive transactions from lead generation through closure.
- Identify opportunities to maximise occupancy, rentals and overall asset value.

Commercial / Retail Strata Sales

- Drive commercial/retail strata sales to investors, HNIs, retailers and owner-occupiers.
- Manage the sales pipeline, negotiations and closure of commercial/retail strata transactions.

Retail & Commercial Sales

- Drive sales of retail/commercial inventory to investors, HNIs, retailers and owner-occupiers.
- Develop sales strategy, pricing inputs and go-to-market plans in coordination with the leadership team.
- Drive closures through direct relationships, channel partners and institutional networks.





Brand & Relationship Management

- Build relationships with leading retail, F&B;, lifestyle, entertainment and service brands.
- Develop and manage relationships with investors, corporate occupiers, consultants and channel partners.
- Identify strategic anchor tenants and brands that enhance the positioning of the development.

Transaction & Commercial Management

- Lead negotiations on rentals, lease structures, commercial terms, pricing and other transaction parameters.
- Coordinate with Legal, Finance, Projects, Design and Operations to ensure smooth transaction closure and execution.
- Track market rentals, competing developments, tenant demand and emerging retail trends to support commercial decisions.

Asset Commercialisation & Market Intelligence

- Develop strategies to optimise tenant mix, sales velocity, rental realisation and overall commercial performance.
- Provide market intelligence and customer insights to support project planning, positioning and pricing.
- Establish processes, MIS and performance metrics for the new commercial leasing and sales division.

Documentation & Deal Structuring

- Coordinate transaction documentation and ensure timely execution of LOIs, agreements and related commercial documents.




- Demonstrate a basic understanding of legal and commercial aspects of deal structuring, including key lease/sale terms and transaction conditions.

Core Requirements

- Real Estate Expertise: Solid experience in commercial/retail leasing with exposure to retail or commercial sales.
- Market Network: Established relationships with retailers, brands, F&B; operators, investors, HNIs and channel partners.
- Commercial Acumen: Strong negotiation skills and understanding of rentals, pricing, transaction structures and asset value.
- Business Development: Proven ability to build pipelines, identify opportunities and independently drive transactions to closure.
- Stakeholder Management: Strong communication and relationship management skills with internal and external stakeholders.
- Education & Experience: Graduate/Postgraduate with 10–15 years of relevant experience, preferably with a leading real estate developer, mall operator, retail real estate company or property consultancy.
