Job Summary
This role is responsible for calculating exact project quantities from architectural and structural drawings, establishing accurate project baseline budgets, and controlling costs throughout the development lifecycle to protect project profitability.
Key Responsibilities
Quantity Take-offs & Verification: Extract precise measurements and calculate exact material quantities (concrete, steel, finishes) from 2D drawings and 3D BIM models to verify contractor claims and initial estimates.
Pre-Tender Estimation & BOQ: Create detailed preliminary cost estimates and structure comprehensive Bills of Quantities (BOQs) to budget the project before awarding contracts.
Baseline Budgeting: Formulate the project’s financial baseline, Master Budget, and Cash-Flow Outflow schedules aligned with construction milestone timelines.
Budget Tracking & Variance Analysis: Monitor actual expenditures against the approved developer baseline,
flagging early warning signs of quantity overruns or budget deficits.
Change Order & Variation Management: Measure and assess the financial impact of design modifications or site variations requested by contractors, ensuring strict approval controls.
Value Engineering: Identify opportunities to optimize design, material selection, or construction methods to reduce costs without compromising build quality or market value.
Requirements & Qualifications
Education: Bachelor’s Degree in Civil Engineering or Quantity Surveying.
Experience: 10 to 12 years of experience in civil construction estimation, with preference given to candidates who have worked directly for real estate developers or project management consultancies (PMCs).
Technical Skills: Expert at reading architectural, structural, and MEP drawings, solid knowledge of local building codes, market rates for materials, and labor productivity metrics.
Software Proficiency: Mastery of advanced Microsoft Excel (financial modeling) & AutoCAD.
Experience of working on High rises above 120 M shall be considered as an added advantage.
